Cost of surveys

Hi, has anyone else encountered a huge discrepancy in terms of survey quotes?

I've got three in...two are similar (£450ish for a homebuyer, £950ish for a full survey). One is £400 for the survey. I have gone back and double checked that it is the level three, the same as the other two, which it is. This company came recommended by a friend as well.

Am I missing something here? It seems obvious to go for this one, but the fact that it is so much cheaper than the others worries me!

£400 for a full buildings survey does sound suspiciously cheap.

How big is the house?

It does doesnt it. It's a 3 bed end terrace. I emailed them back specifically to clarify that it was the level 3 as it sounded so cheap - and they confirmed it was. I'm wondering of someone has got confused?

Although, we paid £1000 for a full survey on a 5 bed (Midlands) so your higher quotes are perhaps high?

I'm no expert. Hopefully someone who knows what they are talking about will be along soon!

I was quoted 500 on a 3-bed semi - so it sounds normal, a bit cheaper than average maybe. The other two overpriced maybe.

Flipping heck! I didn't realise it was so expensive. I have no plans to move at the moment but am thinking of it; luckily I have a 'tame' surveyor who owes me a favour.

Do the higher quoted include a valuation and the lower one doesn't?
