I'm useless at this sort of thing, I can't visualise... But I'm not sure this works.

Comments would be:

  • the table looks like a tight fit at that narrow end of the room
  • I wouldn't want a toilet in the corner of the living room, is there any way you can put it off the hall?
  • you noted toys so I'm guessing kids live in this house, in which case I would be tempted to take the wall down between the kitchen and have an open plan kitchen diner which would also solve the problem of that end of the room being narrow. You could still have base units along where the wall was with a gap to walk through to the dining area. Then maybe put a wall across or have double doors that can be open or closed to separate the living room area if you don't want completely open plan.
  • there seems to be a big empty space in the middle of the room, maybe add another sofa or arm chair across the room?
  • could you have something custom made for the wall opposite the sofa that could hide toys in cupboards / drawers / baskets and have the TV on it?

Ah, this isn't the living room it's a back extension, sorry!

Yes am thinking to have a full length storage solution with boxes for toys and a space for the TV. This is a second TV for football and computer games in the future, no space in bedrooms.

This is what it's like atm
We wanted to open it up so we have some light for the dining table and get rid of the conservatory, pushing the brick built single storey extension out a little further.
Just can't get the layout right!
Wondering whether to lose part of the kitchen and put a longer steel in, so the tables not so tight. Or lose part of the kitchen and leave the loo where it is. So confused.

Anyone want to play with my layout?!

emma's plan looks good. make sure the utility is big enough that you don't see / smell the toilet from the kitchen.

If space around the table is tight, a built in bench (like an American diner) can be a great way to fit in seats that don't take up much room.

Ah it would have done, but my kitchen is only 4yrs old and I'm just not sure I can face it. T
Plus the only window in the kitchen would then be in the utility.

definitely agree about the toilet, even a sliding door across might help if there's not space for a full one. Good idea about the bench, you could even make storage under the seat for toys!

Have you thought about moving your toilet to be accessed from the front door op? So you'd be loosing the cut out bit of the living room and when you entered you'd have toilet in front of you and living room door to the left.

Yes did think about putting the loo there but it's not actually deep enough plus getting the pipes in would basically trash the joint and cost a fortune.

you can move your kitchen units without too much expense. it will be very hard to get a nice layout if you insist on keeping the kitchen in the same location.

I agree @parietal if you're spending all that money on building work I wouldn't want to be stuck with an awkward layout and a toilet in the corner of my living room! The cost of kitchen cupboards and doors is relatively low, keep your appliances, reuse some of the cupboards in the utility room and sell the rest on a second hand site.

I think it’s better than the first layout. Personally I don’t like a kitchen that’s tucked away and not next to the dining area. But The location of the WC is a real tough one. I would have it in the very corner of the utility wc storage combo.

Any chance of extending into the side bit?

The stuff in the utility room area could all be juggled, I need to think about it.

Can't reeeeeaaally go sideways, would lose the only window in the kitchen and the access to the back of house is through a gate just there.

I think that's a much better solution, although the loo off the kitchen isnt ideal. Could you stack the washer/ dryer and access the loo through the 'utility room' rather than off the kitchen? That way there are two doors between the kitchen and the loo rather than one.
