Moving to Sale, Manchester

Hi,
I am moving to Sale and i am new to the area. Lately, after searching for properties, I got two offers accepted - 1) Near to Tyntesfield Primary School 2) Near to Brooklands Primary School. I am in a dilemma, which one to choose.
I need some feedback about the locality and the schools. I am getting mixed feedback on Brooklands but I liked the area. Hence the confusion.
Any valuable suggestions greatly appretiated.

Both are nice areas depending on the property are you renting or buying. Most of Manchester will have less desirable neighbourhoods within proximity, there are issues with crime further down Brooklands Rd and the COOP in Maple Rd seems a perennial target. I don't know anything of the primary schools sorry but the majority of schools in Trafford are pretty good. If you are out with the area Trafford is a grammar school area. However, both are in the catchment for Ashton on Mersey as a sec modern option and is a good school. Brookland also has the option of Sale High I wasn't impressed with my dealing with then for in year admission's but I think the school is fine.

Brooklands is closer to the Met station for easy access to the city centre and Altrincham. Both are fairly close to Sale centre and have local amenities. I don't think you would go far wrong with either location.

I think Brooklands (close to the school and the tram stop - the top end of Brooklands Road) is slightly better than the other side of Washway Road where the other option is. I think the less desirable part of Brooklands is the border with Baguley / Wythenshawe. Both schools have a good reputation, but be careful if you're planning to be there into secondary school - as pp says, depending on whether you're aiming for the grammar schools (and I think you'd be in catchment for Altrincham / Sale from both options), Ashton on Mersey has a very small catchment. Just check the details. Sale High doesn't have as good a reputation as AoM as far as I know.

Also think about transport - Brooklands Road is infamous for being gridlocked at rush hour but obviously the tram is very handy.

I'd go for the Brookland one of the 2. Be aware that rush hour traffic near both schools is pretty bad.

Africa2go is spot on. The Baguley side and end of Brooklands Road, which is in City of Manchester, not trafford, is less nice once you go back a street or two. But around the primary school is lovely. Also true that Sale High is not great if they don't pass for grammar which most kids don't. Maybe check criteria for Ashton on Mersey school.

I live in sale and have done for years. What area of brook lands are you looking at? If it’s close to the baguley side then I’d avoid it. Tyntesfield Primary School Is in a good area on washwsy road etc. Both areas are really bad school times and rush hour traffic wise though. I live closer to the centre of sale where the shops are.

Also I live off ashton lane in sale and I was in the catchment for both sale high and Ashton on Mersey. I ended up going to Ashton in the end as it was better for me. Also an option if you take the house near brook lands Springfield primary school is close and in my opinion a very good school.

I can't comment on the other school but Brooklands is an excellent school. The immediate area around it is nice and it's easy to walk into Sale. Plus very close to the met stops.

Thank you everyone for your suggestions and being part of my exciting journey. My wife and I are inclined towards Brooklands Primary School as well and would be going ahead with the property on Arcadia Avenue which is in the catchment areas of Brooklands and Sale Grammer.
Regarding traffic jams, yes, i already had the experience off it especially near the Tyntesfield primary school. I missed my viewing appointments on couple of occasions.
My daughter is 2.5 years now. Don't know if she would be able to make it to Grammar schools (long way to go) but as a parent i would like to give her all the best opportunities that are affordable and available.

I would go for Brooklands because of the advantage of the Metrolink although Arcadia Avenue is still quite a walk to the station. Traffic all over that area is horrendous but near Tyntesfield you're a bit more trapped in by Washway Road. Both primaries used to have a reputation for being a very good but a bit of an 11-plus hot house. From Arcadia Avenue you might even get in Heyes Lane as an out of catchment place?

Yes, I already got the taste of traffic on Washway Road. There is no way out once you are stuck in. May be we need a flyover! (May not sound a GREEN idea though).
I guess Brookland Primary has still got the reputation for 11 -plus?? How is Heyes Primary School compared to Brooklands and Tyntesfield in terms of how students and parents feel about the school environment, staff and obviously teaching?
