For 3metrex5metre two story extension? What about architect building warrant fees?
Had a two quotes for both sets of fees, both eye watering but ive never done this before so maybe ill just need to save harder!
This is to build space for our rapildly growing disabled son!

Many thanks

Depends where you live, but between £80k and £120k with architect fees being around £9k I would guess. But it's been a while since we did our extension.

You can get a small amount of work VAT free if it's for a disabled person

We’re having a similar sized extension at the moment. Nothing complicated though. It’s coming in around 60k for the build and was 4K for architect and structural engineer

Depending where you are: minimum £50k up to £200k depending on spec. I'd budget £100k.

Mine was Scotland

We had a similar size single storey extension that was £23k so would think min £50k

Can you access a disabled facilities grant to help (not sure if they have them in Scotland)?
