Are our buyers enquiries normal?

Hi,

We are now (for the second time) in the process of selling our house to someone who wishes to LET our house and buying another. The first time our BTL buyer enquiries seemed straight forward, however this time we are being asked for building regs certificates for our property which was built in 2015, and a few other documents which were not requested of us last time -

"The building regulation approval for the construction of this property with Certificate of Completion"

"S38 agreement and S106 agreement"

Our house was built in 2015, we have had no work done to it. Is it normal to expect building regs and these other documents for our house when no additional works have been done and how do we go about getting these things?

Is it kk to just say no and let iur solicitor handle it? Will we be required to pay money to get these things? We really dont want to do that unless absolutely necessary!

The S106 document is a planning document that will cover your whole estate and outline what contributions the developer will have paid for things like schools, affordable houses, open space. My guess is the buyers solicitor wants to check what, if any, money is outstanding.
The S38 will tell the solicitor if the roads around the estate are adopted by the highways department.
Both documents will be with your local council, your solicitor will know what they are and (hopefully) understand them as they are full of jargon

ok thanks. Will it be costing us extra money for our solicitor to request these form the council? sorry if its a dumb question can I request these myself for free?

Yes, if you know the name of your development you can ring/email the planning department yourself. So could the buyers to be honest.

You’ll also want to ask planning if there are any outstanding payments

Perfectly normal. Your solicitor will deal with it, standard part of the work you're paying them for.

This is perfectly normal.

The buyer's solicitor makes enquiries of the vendor's solicitor and it is up to the vendor's solicitor to reply, along with any appropriate documentation.

It is a box ticking exercise in a lot of cases and I wonder at times if the solicitors actually think about what they are requesting. Yours seem reasonable enough. But I've just been asked to produce a 'competent person' certificate for a Hetas certificate which clearly states: 'As a Competent Person i hereby issue this certificate in line with blah blah blah'.
I've been asked for certificates for things that don't require them.
I've been asked about things that are clearly stated in searches and land registry documentation.
I've been asked about things that I explicitly explained in the Property Information Form: " Is there parking at the property?" "Yes. There is permitted parking on a first come first served basis. There is no specific allocated spot". Which led to this enquiry: "Please explain where on the plan the allocated parking spot is."
And so on.
