Loft conversion costs - which house

I've seen a 2 bed property I like but ideally I want a 3rd bedroom. This one should leave me with enough budget for a loft conversion.

There's an identical property for sale on the same road with the loft already done but its £50k more. I prefer the downstairs layout of the one without a loft conversion so getting it done is attractive.

For those who have had a loft done recently - how much did you pay? I'm in London. How long did it take? What's the cost with and without a dormer? Do you need planning permission even without a dormer?

Trying to weigh up which house would be the better option.

We had a dormer at the back and the side for the staircase. Velux at the front. Large room, en-suite. It cost £35k in the north east 5 years ago.

We did need planning permission but I live in a conservation area there is no permitted development.

We’ve just had 2 beds, one with en-suite and a full width dormer in a terraced Victorian house. Cost 45k plus VAT in the SE.

I haven't actually had it done (yet), but the costings averaged £70k.

I think it will depend on the size of the loft conversion and terrace/ detached/ semi. We were quoted a few grand over £60k for a loft in a biggish semi, this will include a new roof and various bits specific to this house plus a shower room. We are in London. We did get quotes exceeding this too, so best to get several quotes from reputable companies.

We were quoted about £43k a couple of years ago for a loft conversion on a 3 bed semi, taking the roof from hip to gable and adding a dormer to give a double bedroom and en suite. I can’t remember whether that included VAT - I think it included everything except sanitary fittings and decorating/flooring.

We have just had a loft conversion done in London. We had a dormer, hip to gable conversion. One large bedroom and an en-suite shower/bathroom. It cost 53k including VAT.
That doesn't include the decorating, white goods, carpets and redecorating of the hall/stairwell. It was be 70k all in. Hope that helps.
