Pls help with this bathroom dilemma...

I'm about to buy a duplex flat, currently just me. Bathroom is downstairs and I want to add an upstairs cloakroom. The easiest place due to waste pipes etc is right above the current bathroom e.g. in the middle of the two bedrooms between the chimnet breasts.

The options are an ensuite into the master, but then the second bedroom would have to go downstairs to toilet in middle of night, or a jack and jill. This means two doors taking up valuable space.

Either is fine for me really but I'm thinking about resale and what happens if a young family move in. What would be best?

when you say Upstairs Cloakroom do you mean just a toilet/handbasin, or do you want a whole ensuite?

I'd probably do a Jack and Jill tbh, trailing downstairs to the bathroom is a pita for anyone in the dead of night. Could you do those sliding doors that go back into the wall??

What are the dotted lines in the main bedroom?....are there coombed ceilings cos that is surely going to be a pita for any converting.

Alternatively some sort of toilet handbasin combo in the cupboard on the landing? The name escapes me atm, but you can get ones with small bore pipes that pump the waste to the main drain.

saniflo....just as I hit the post button it came to me!

This sort of thing but not sure of compatibility with pumps and the like. Very space saving though.

Jack and jill would be more flexible, but not if it would severely impact on the use of the second bedroom.

It is a loft conversion but the eaves are very high and I've checked it could work.

Sorry but I hate Saniflos, had them in an old house and they aren't great.

I think a jack and jill with sliding doors would be best.

Is there a cupboard off the landing or is that an airing cupboard? If just a cupboard, can you pop a stud wall along to to the stairs to create a small shower room/loo? You come up the stairs and turn left to the bathroom door, sink on raised platform above stairwell, toilet in front of you shower to the right in the corner moving the old cupboard door more centrally. Might take a bit of plumbing under the floor to link & down to to existing plumbing though...

Thanks! That would definitely be ideal as it's a cupboard but not sure I can stretch to the cost. Will speak to the builder though.

You could have it off the hall if you were prepared to lose about 80-90cm from the length of bedroom 2. If not I would prefer an ensuite than a Jack and Jill personally.
