First Time Seller - Decorating Questions

I’ve decided to put my house up for sale. It was my first time buy so this is the first time I’m selling. I’ve started to do a few things to get it sale ready, with a view to putting it on the market in May / June. There’s just little bits I’m not sure whether to change to help the sale or if a seller wouldn’t be that arsed.

Refreshing the glossing all the skirting boards / other woodwork. Would you be put off if this wasn’t done, bearing in mind any purchaser would probably redecorate to their own taste anyway?

I had painted over my bathroom tiles. You can tell it’s painted, but it’s a decent job. Should I leave or replace / tile over the top? The bathroom is your standard white suite & I repainted the walls white last year.

TIA

Probably need pics to see how good a job the tile paint is and what condition the woodwork is

Tidy, clear and clean most important!

I'm a first time seller and what I've focused on is decluttering. We've redone some skirting as it was really badly done.
Perhaps get your estate agents round for valuations now and ask them what they think? We asked about a couple of things and they said not to worry too much.

There are 2 seperate purposes to redecorsting before a sale in my opinion

  1. to attract buyers - these jobs are smaller but focus on making the house look as good as you can eg decluttering and brightening up. Maybe stretching to replacing any very worn carpets etc.

  2. increasing the value of the house - these are the big jobs and need to be done carefully and to a High spec if you want to make money.

Focus on doing as many type 1 jobs as you can - if a house appears well looked after then you are likely to attract more viewings and may then get more offers. If a house looks run down then people may still view but will offer a price based on it needing work

I would not re-gloss the woodwork or do anything to bathroom tiles.
If the house is generally in good order and reasonably up to date in style, just give it a good clean and tidy up. Redecorating is usually only touching up any very obvious damaged areas or perhaps toning down very adventurous/ dated colour schemes.

Thanks, these have been useful.

I’ve contacted a couple of self storage places to get a quote for storage so I can declutter. I have a load of shit I need to bin as well.

The decor in general is neutral, I redid the hall, stairs and landing last month. The other rooms were done 3 years ago.

Currently looking for a handyman to do a few small jobs. I have someone booked to come and clean the carpets & a professional cleaner to do a deep clean ahead of photos & sale.

I agree with above - declutter and clean number one priority. Then you can see if anything else needs doing.
Also don't neglect the front. Make sure your bins are tidy and the windows are clean.
