Help with type of survey

We are hopefully buying a new house . It is an individual builders house , a one off . It will come with a 10 year guarantee .

We are lucky enough not to need a mortgage . But I was wondering if we should get our own survey and or valuation?

If so what type of should we ask for? The mains services are not on so we have no chance to check water pressure / heating or anything like that

Any idea of cost ?
Also there is a calor gas tank sunk into the garden . Is that something we should get checked ?

We have checked the builder out and other properties they have built and all seems ok . And we have visited the property twice and there seems to be just the usual small drying out plaster cracks.

I'm a big fan of surveys but I don't think I'd bother with a newly built house? What would you expect to find?

I guess if the solicitor carries out the check on the guarantee and we get the snagging in writing we should be ok . It just seems a bit weird not doing anything as it is buyer aware .

You don’t really need a survey if you have a warranty. Just check your happy with the warranty. If it’s NHBC, you should be fine.
They get involved if the builder doesn’t rectify the problem.

Getting a valuation is your call. That said, will you walk away if it’s valued less than your agreed offer.

You can get what’s called a snagging survey done by a chartered surveyor specifically for new builds. Then you can show the results to the builders and get them to correct any faults highlighted.

For the sake of a few hundred quid I would get it surveyed.

You see programmes on tv about new builds that have major things wrong with them that the nhbc arent bothering their arse to sort out. Houses from hell type programmes.

So even if it has a guarantee from them it could well not be worth the paper it’s written on.

Pay a bit more. Consider it an investment.

I know nothing about gas tanks or their safety but I’m sure if you phone someone to do the house survey they can advise.

surveyor won't do any of the 'systems' - but as someone else says, for peace of mind get it done. If you get any big problems (e.g. subsidence) a lack of survey would be a great reason for your insurers to deny a claim.

a suitable gas person should be able to check the tank and the heating system structure.
