Am I getting a cold feet or is this going to be problem ?

Sorry for the long post.
Okay, So we are exchanging next week and I am feeling too nervous about it going through every document thoroughly. The house we are buying has everything we need but my husband thinks its bit smaller and isn't in love with it. I am not in love with the house either but know that It has all we need at the moment and everything is close by and me being 25 weeks pregnant , we need more space asap. currently renting in 2 bed apartment. The house we are buying has two titles leasehold and freehold and have covenants (as in builders and nothing complicated or crazy just regular restrictions like no caravan parking, need their permission for any building work,extension etc.) as we own the full freehold title we know that the lease will be invalid now anyway. we are not even thinking about extension as property has been already extended two storey. the house has been recently renovated, new kitchen, bathroom, utility room etc. the building regulation certificate is missing of extension done in 2006 but we know that the regulation certificate were not compulsory for work done before 2013. I saw that it was completed on council website and nothing major has come up in survey but we have got indemnity insurance from the seller. as FTB, I am not sure if all this is normal or are we buying a complicated property ? Or am I just getting a cold feet ?

It doesn't sound like a complicated property to me, but I've only ever had cold feet about a property if I have my doubts about it.

Your solicitor should advise you here. If they think it's fine, it's fine.

Op - who will own the leasehold on completion? You or another party? If you are in England and you are going to own both then you can apply to the land registry to merge your interests. No issue. If however another party will retain the leasehold I’d check with your solicitor the implications. Permissions for works etc are usually a chargeable cost and a revenue stream for the leaseholder so don’t underestimate them. Get your solicitor to check the status before you get to exchange.

We are buying both the titles including leasehold and freehold. As we will own thr freehold, we will own the lease as well so there is no issue there. The titles can not be merged because of the covenant. Our solicitor advised us that Its pretty normal in England to have properties like this and they deal with something like this everyday. Nowadays Its anyway hard to find properties without covenants especially new build ones. the property is 30 years old and have been sold 3-4 times in the past.
