Homebuyers report?

I'm a FTB, had an offer accepted a few weeks ago on a lovely 3 bed 1930's terraced house. I have had mixed reviews about forking out for a homebuyers report so just looking for some opinions on whether it's worth it or not?
I've had a second viewing with a very good friend who is a builder /qualified electrician and he has highlighted a few things which include a rewire (upstairs at at least) and a new boiler (the one currently in the house is super old). The house needs a bit of cosmetic work, kitchen is pretty new but all other rooms have alot of wallpaper which we know could be hiding some issues - my question is would a homebuyers report identify damp or woodworm?
Also, the roof has been done 5 years ago so no issue on this being a problem!

Yes it would 'suggest' there were 'indications' of woodworm or damp.
It can be reassuring to have one done, and it does highlight things of immediate concern. But if your builder friend poked around and didn't see anything untoward then that should suffice. A homebuyers surveyor is not going to be able to see what's behind the paper or under the floor either, and you should be able to tell if there's damp.
I've had full structural surveys that have highlighted things that are not a problem, and totally miss others that are.

We didn't bother with a homebuyers report when we bought our current house as it was a 4 year old new build and still under warranty. We've recently had an offer accepted on a 1980s house and have paid £500 for a homebuyers report this time around. Our surveyor spent 2.5 hours at the property literally going into everything and produced a 50 page report at the end of it, so we feel like we have a much firmer idea of what will need doing short term vs what we can leave a while. Personally if I were you I'd be getting a report for peace of mind due to the age of the property but I think a lot of it comes down to the individual surveyor. I know others who have found the report pointless as it was a speedy visit that didn't tell them much beyond what you could see aesthetically.

And ours did do some non-invasive testing for damp in the basement room and commented that there were no signs of woodworm in their opinion. 😊
