Would splitting a bedroom in two add value?

We moved into a 3 bedroom house last year.

We need to replace one of the bathrooms and are thinking at same time creating a 4th bedroom.

We could use some of the bathroom and some of Bedroom 2 to create a 4th bedroom.

This would give us

Bedroom 2 - 16ft by 8ft
Bathroom - 6ft by 6ft - room for toilet sink and bath. But as it stands no window

Bedroom 4 (new bedroom) 14ft by 10ft

We don't need a 4th bedroom but we do need to replace the bathroom - very old and has a leak - also has 2 sinks and a bidet we don't need.

Daughters room is massive at the minute.

Thoughts.

I can't imagine that getting rid of a decent sized bathroom and replacing with a tiny one with no window, but adding a bedroom, would actually add value. Think if anything you'd devalue the house - those bathroom dimensions don't work for a 4 bed house and a bathroom with no window (so natural light or natural ventilation) would put off alot of people I imagine.

No, the bedroom would be too narrow, and an internal bathroom of that size would also be too small.

Can you sketch out a floor plan for us? Maybe someone could suggest an alternative?

Do you have another decent size bathroom or would this be the only bathroom other than en suite (meaning one small bathroom to serve three bedrooms)?
Without a layout it's hard to tell - those new bedroom sizes are good, but can you not leave more space for the bathroom? 10x12 or 14x 8 is still a good bedroom size.

How many bathrooms would you have in the four bed house?

I wouldn’t want to buy a house with four bedroom but one bathroom. And a bathroom with no windows doesn’t sound workable for me personally.

I wouldn't do it to add value but would do it to improve my own lifestyle eg give a teenager their own room or create and office. 14 x 8 is in no way an odd sized room or "too narrow", always makes me laugh on here the dimensions people say they wouldn't entertain, in the real world even a 7 x 7 room is perfectly fine.

Could you make a bathroom that's a teeny bit bigger perhaps?

There would be an option to put a window in, it might just be cost.

We have 2 other en suites and a down stairs bathroom.

There would also later be an option to split the main bedroom ensuite in two later as has a bath two sinks and a bidet as well.

Both bedrooms would have dual aspect windows.

I've put a plan. The bathroom currently has only a small window which would be eaten up by the bedroom extension.

We have got a bathroom designer coming round to see. If we can add a window we will.

1 bathroom. 2 ensuites and a downstairs cloakroom

Currently we have 2 baths and 3 showers.

Someone will be able to sort this out. could you keep existing footprint of bathroom (with window) and lose the cupboards so you could split the rooms and have a door into the new bedroom?

Don’t know if you’re trying to get bath and shower in bathroom??

Can’t you just split the bedroom and create a doorway by removing the cupboards? Then you’ve got the bathroom, still with a window, and two bedrooms out of the L. The L shaped bedroom isn’t a practical shape and the newly created room can be stylised as a home home office which are very much a necessity for some now wfh is a thing.

Do you have a downstairs loo for guests? If so, I'd move the new bathroom into the top left corner of the bedroom, make it a Jack n jill ensuite.

Yep that was the original plan but means bedroom 4 would be only 10ft x 8ft. or so.

I would definitely do it. These days with so many people working from home or having to house older kids an extra room is so much more useful than a bathroom. If you can’t put a window in the bathroom, what about a really nice skylight? Or if that’s not possible make sure it’s well vented and heated.

Also with your upstairs footprint if you ever had a family looking to buy it you couldn’t have parents and two kids all on the same floor at the moment which would definitely put a lot of people off. The sizes for your “new” bedrooms would be absolutely fine

I’d do it. Having had a 4th bedroom that size that’s still big enough as a child’s bedroom/spare room with a double bed and chest of drawers/study so it’s a proper room. And then I think you are able to call it 4 not 3 bedroom...
