WWYD - shower or bath in en-suite

So the background

DH loves LONG baths most nights - takes over small family bathroom so no-one can use the toilet. It has a shower in it that the DDs each use most days.

I only have showers and shower every day using our lovely basement shower room - pretty much have sole use! This whole shower room is reliant on a macerator and pump so I try and ban everyone from use the toilet.

The top floor has a manky en-suite with loo and bath. Loo gets used when family bathroom in use, bath is used by DDOG

We are considering doing up the top floor and we would have a double bedroom up there and en-suite replacing the current top floor bathroom.

The en-suite will be in the eaves of the roof:

We could put in a bath with shower or just a shower.

WWYD and why?

I'm thinking bath so the family bathroom no longer gets "blocked" by DH or the two teens when they take (long) baths.

I suppose I could use the shower over the bath or carry on using the shower room which has a nice roomy shower and no one else hardly every uses it anyway as the teens cannot be bothered to blade down the walls 😂

If you were buying a 5 bed semi (small rooms not some grand place) would you see a shower over bath as off putting or think it would be way to replace with a stand alone shower if that was your preference?

I love a bath but there are many, many people who never have a bath, and there are many, many people who would MUCH prefer a shower cubicle rather than a shower over a bath. There are also quite a lot of people that physically find it difficult to climb into / out of a bath so would prefer a shower for that reason.
So, as long as you have one bath in the house, I'd go for a really good shower.
If it is on the top floor however, pressure might be an issue for a really good shower.

It sounds as if it would be worth investing in a downstairs toilet in your plans somewhere along the way.

Also, if other people are using the top floor bathroom, is there some way of making it a top floor bath (or shower) room with a door on to the landing, rather than having to come into the bedroom ? That's what we did when we put a bathroom in next to the master bedroom rather than leading off the master bedroom. The plumber / builder thought we were a bit odd at the time, but I've not regretted it once, and have appreciated many, many, many times over the years.

There are 3 floors

Basement - shower room and loo with macerator and pump Kitchen and dining room

Ground - small family bathroom with bath. Office and 2-3 bedrooms

Top - where new master bedroom could be along with a small single and small double/large single. No possibility of bathroom accessible to other bedrooms.

It's whether we do it to suit us or do it sell - perhaps just replace bath with shower before we ever sold. The stairs to this floor are steep so if you could do them I reckon you get get into a bath!!

I owned a large £2m+ house and it didn't have any big bathrooms. Our en suite was small and had shower over bath. This was fine - a bath and the shower over was roomy enough. I don't really get the fashion for separate showers. In my current house there is no en suite and I use the downstairs shower as it is is electric so not dependant on anyone else's use, and relieves the congestion in the family bathroom. In my new (hopefully!) home each bedroom has an en suite. It needs a revamp so I'm turning my small bathroom into a shower room as I can't remember the last time I took a bath. But if I did, I'd want it in my en suite. So basically I'm saying have a bath with shower over!
