Re-instating a fireplace - likely costs?

Hi All
We have an Edwardian semi with quite a few nice historic features (ceiling, tiles, doors etc..) and are slowly re-decorating each room.

DH would love to put a fireplace back in the front room - currently it's boarded up (former owners had a tv mounted on mantlepiece).

Does anyone have an idea of how much this would cost?

Obviously the chimney is there somewhere and we would look at getting reclaimed fire surround or something in keeping with age of the property.

We want a gas fire rather than open fire or wood burner.

So are we talking mega £££?

Any advice/pitfalls greatly appreciated!

I paid £300 for fitting and £200 for a new hearth. Was very straightforward though it made a lot of dust.

Definitely look at reclamation places. We bought a large Edwardian-style fire surround and insert from one of the bigger national reclamation places and even after delivery from 150 miles away it was half the cost of a similarly-sized but less handsome modern reproduction.

In total, including fitting, we paid about £2000. This was for a really big surround (six foot high with mirror), cast iron insert and slate hearth.

ebay and gumtree has often bargains...i paid £80 for a pair of fireplaces, fitted them ourselves.

forgot to add....if you buy s/h, make sure they have all the bits...some missing bits are hard to find or pricey.

It’s the surround plus the tiles plus the gas fire plus the gas fitter.

Plus any replastering.

If you buy an original fireplace be thoughtful about the hearth; modern building regulations might require a larger one.

You may have to line the chimney, though with a gas fire there may be other options. I had wood burning burners put in, had to line the chimneys and it required a tower- about £1000 to line and £2500 for the wood burner and installation.

Thanks guys - some good ideas an things to consider. I hadn't even thought of the hearth!
