Help me with my floorplan

Attached is our proposed downstairs layout. It involves a fair bit of work and I'm wondering if anyone has a similar layout that works well
Or if anyone can see any major flaws.

The kitchen/ dining/ family will be 12ft x 30ft running the width of the back of the house. I don't have my current floorplan to show but our living room is currently the length of the house, window at front, patio doors at back. we are having a wall half way to create more of a snug living room at the front and sitting area at bottom end of kitchen onto south facing garden with large glass doors. I'm considering doors into the living room also to open all up and let light from gaEden through but husband want to keep closed off.

The main concern I have is to create a door to the new office we need to move our toilet up which becomes an internal toilet which is not my preference. The only other option however would be to have a door from utility into study which takes up much needed space in utility.

Any thoughts welcome Smile

My initial thought is that you have very little storage in the kitchen and a windowless loo wouldn’t be the choice I’d make.
Without seeing your existing it’s impossible to offer an alternative.
You could consider sliding pocket doors between back room and front lounge which would make the space more adaptable as you could open it up and maximise the space leaving floor space and walls free of opening doors.

I think you've made a nice new design. The only thing I might do is to move the toilet under the stairs (unless you are using that space for storage, and you can never have enough storage!), as that would give you a nice welcoming hallway. Having the loo internal wouldn't bother me at all.
I agree the option of doors into front room would make it more flexible, though it does limit furniture placement if that's a tv you have on the wall, but also see the point of a contained snug.

Do you have any windows in the study or snug? If not I would definitely want to keep it open plan.

The overall layout looks ok to me and I would not be worried about the lack of a window in the cloakroom. The kitchen looks a bit short on units/space for appliances, have you had this detailed yet?

Thank you all, I will see if I can get my cute t floorplan from when we bought the house and add.

To answer some questions, we are putting storage under stairs so would like to leave free of a W/c.

Living room has large window as does office but my thinking was also pocket doors to open all up should we have visitors and have young dc so in and out with toys etc. Dh wan
Ta to block off completely and keep separate not sure which would work best. Having built in fire and units on external wall so no issue with that but does limit furniture choices.

Kitchen spec looking into currently. Thinking full run of full height units across back wall, with cut in for sink then a centre island in front with hob and storage underneath. Between back wall units and island is full lengTh window and from dining area to seating area is 5m opening considering bifolds/sliding doors, again any recommendations on which would be great.

Could you make the kitchen door a window and then have a run of units along the wall there? We have an internal loo and it's fine.

@bestbefore I definitely good, that was the original idea but I like modern looking ones I've seen on Pinterest with the full wall and an island in front and was trying to recreate. We've drawn up (ourselves not professional) the kitchen and included white goods etc and I think we have enough storage between. Back wall and island plus utility but if not a run of units and a window where back door is would be the way to go I think.

Would the noise from the tumble and washing machine be annoying if you are working from home in the office.... if you will only be occasionally using the off it won’t be a problem.

@Didicat do you know I hadn't even considered that! I think in reality I do most washing/drying on weekends/ around work as opposed to when in work but definitely something to consider- thanks! That's why it's great to post for others ideas.

Where there's an opening marked 840. If its a door then make it into a window and that will allow a run of units along the back wall.

What are the dimensions of the other rooms? The study looks absolutely tiny. Can you bring the wall and door to the study forward, in line with the toilet?

I don’t think I’d have doors into the living room, it looks a comfortable size but I think doors would make it feel small as you’d be really limiting where furniture could go and for what? The occasional time you have loads of guests over?

A friend has a newbuild house with a similar layout and I think it’s lovely. The differences with hers is that instead of an island, she has a breakfast bar coming out from the exterior wall and a row of units under the window with the sink in front of the window.

You May really want an island but I would put a short line of units under the window.

I think windowless downstairs toilet is fine but would definitely explore putting it under stairs. I have seen plenty of toilets done like this and they look ok.

My only comment is you are then making the front room very formal and would it be used much? We have doors going into lounge from family area - means we use front room more than we might otherwise.

I would leave the toilet where it is and shorten the length of the room if possible by using a narrow basin.
I hate windowless toilets, I would work around it.

Have you considered shifting the kitchen over to the right hand side? It does not look terribly practical at the moment and lacks units and worktop space. You could then have an L shaped run around the rear and side and have an island facing the window.

have you costed this up OP? Its a lot of change from your original layout which = expense

Its looks practically the same as the other thread running this weekend about layout.

Yea costed but luckily we have builder, handy men etc in family so brings costs down somewhat.

Have considered putting at the other end, nothing really stopping us aside from looking out onto shed as garden not huge! But it's either the kitchen looking onto the shed or the seating area anyway. We
Kept it this way as the debate continues about doors into lounge.

Too as
It's a long room but then not sure where to
Our door into study. We can't put it at top end
Of toilet if we were to shorten as stench pipe in way.
