Moving to Cheam/Sutton

Hello! We are hoping to move from our current house (Lewisham) to Cheam for more space, better schools, quality of life etc...

Wondering if anyone had any tips on best area to go for? The houses in South Cheam look wonderful but very expensive...is South Cheam a lot nicer than the area just east of the station nearer Sutton, as this seems better value...any ideas very welcome !

Hi, just bumping this hoping someone has some advice as we are looking at a similar move from SE13 to SM1.. think it will be quite different. We are looking at the area around Sutton/Sutton common/west Sutton stations as we need good public transport

I grew up round there. Moved far away and would never go back. Think petty-minded, gossipy people with incredibly limited horizons but reckon they’re the bees’ knees. And streets and streets of houses all the same.

Transport is pretty crap. You’re a long way from the Tube.

Sutton High St is a bit depressing.

OTOH... good schools, nice parks.

Cheam village is the most expensive area, leafy streets and detached houses on good plots.

The area east of Sutton station is a fine area.
Used to be Victorian semis and detached but some got knocked down for flats.

Another area is South Sutton towards Cheam or up towards Belmont.

Less expensive is north cheam which is mainly 1930s semis and not on a train (transport options are buses including to Morden). The cheapest bit is probably Sutton towards St Helier.

Don't know how @NaomiJasmin feels but my thinking is coming from Lewisham we are used to not being on the tube and to a less than idyllic high st/town centre so not too worried about that!

Would like to hear any other experiences living in these areas though Smile

Do you have children ? Think carefully about secondary schools if so - Sutton is a grammar school area. Fine if your children are that way inclined but if not you will need to research catchment areas for other schools you would like

As in catchment areas can be very small for popular non grammar schools

I grew up and lived for the first 10 years of my adult life in Cheam Village and it is a lovely area but very expensive. I went to Nonsuch High which is a grammar school for girls, when I went to school Cheam High which was actually in North Cheam and Glenthrone Girls school which later turned into a mixed comp school were the other options and Sutton High being the local private school for girls.

North Cheam was no where near as nice as Cheam Village, some parts of Sutton were dreadful some parts ok and Charlton up by St Helier Hospital was absolutely dire run down council easte with lots of problems with groups of youths. I moved away over a decade ago and when I go back it seems area wise not a lot has changed.
