Installation of loft window on grade 2 listed property

Our second loft bedroom of our 1700's cottage is very dark due to two tiny (smaller than A4 paper) windows. Therefore the space is rather unused. We need it as an office/exercise area.

We are looking to have an additional window installed to the rear that would overlook our garden. This would match the other cottages on the row - we are unsure why ours didnt have one installed.

I know I would need permission due to listing it also has a preservation orderon it, however I am unsure if I should approach a builder/architect first (or which I need) so I have a clearer idea of what the works would affect before asking for planning. Can anyone explain in laymans terms the order I should do things?

You will need to submit quite detailed drawings of what you are proposing to do for planning and listed buildings consent (two different things). So get a builder who can get someone to do the drawings. If you look at the application online you will see what you need to provide.
I only replaced a window in a listed building and they wanted cross-sections of the frame and everything!

We are just in the process of doing something similar on our grade 2 listed building and have paid to get pre planning advise from the planning department. This way we won't have to go through all the paperwork if they will definitely refuse and we will know the sort of thing they are likely to accept. Apparently it can be easier to get roofline windows put in. They are called conservation roof lights I think.
