Ballpark budget for doing up a three bed maisonette

First-time buyers - we've viewed a place that we'd like to put an offer in on but it needs some work. So we need to come up with a ballpark estimate for costs in order to figure out what we can afford to offer.

It's a three bed maisonette (two storeys) with approximately 450 sq ft on each floor.

We'd be looking at doing the following:

New kitchen, including appliances

Stripping and painting the walls throughout

Floors - hardwood in the living room and hall, lino in the kitchen, carpet on stairs and upstairs

We have a 6 month old DD and zero experience of DIY so will err on the side of getting stuff done for us if we can. Not looking for mega high end stuff but equally don't want the very cheapest.

Those of you with some experience of doing up houses, what would be your very ball-park guesstimate of total costs for the above? (I realise this is a terribly lazy way of coming up with a budget, but we're wrangling a baby and trying to come up with an approximate range of figures to enable us to put in an offer early this week - hoping some of you property-experienced MNers might have some thoughts!)

£20k? Possibly less depending on what you choose. Also the state of the walls once paper is off (may need replastering). Are you having to renew electrics and any plumbing?

@Midlifelady thanks, this is really helpful. Similar to the guesstimate from a couple of friends who have done this kind of thing, which is reassuring. Plumbing seems fine, electrics we need to double check (and would likely be a deal breaker, as I understand that can cost a lot). Walls not obviously in a bad state but papered, so I guess that could be hiding anything. The ceiling is textured so would probably need plastering (if that's what you do to textured ceilings!)

We rewired a 2500sqft house for about £5k so it doesn't have to be a deal breaker. It's a big pain replastering or finishing the walls once it's done but if you're redecorating anyway then it's not such a problem - and it's ideal if you're a FTB as you can use a crossover in your rental to live elsewhere while it's happening as it can be very disruptive (floors up, etc).

The kitchen will be your main spend of the list you've posted, and it depends if you have champagne or lemonade tastes but with units and appliances you probably won't see a huge amount of change out of £10k.

We did a similar size and similar job (2 bed flat) on £15k. Had someone install a midrange kitchen from wickes and fit floors. Had an indie guy do the stripping but painted it ourselves. 5 years ago :-)
