Having the house move from hell. Sold house in October, found a house then vendor pulled out. Found new house then lost buyer. Found new buyer then pulled out of house due to issues around planning. Found new house and we are ready to exchange.

I’ve got a suspicion the vendor is getting cold feet. They are still at enquiry stage and giving us mixed messages. In a panic I booked a second viewing at a property we saw earlier this year. Initially we saw it in the dark and weren’t impressed by the interior as it is very tired and needs a good clean, new carpets and paint. However today we saw the main selling point which is the view! Now I’m feeling so torn.

The key pros and cons are,

House 1 - we are ready to exchange, ticks all our boxes on paper, in good condition, close to where we currently live.

But flaky vendor, smaller rooms, slightly busy development with lots of cars. No immediate views.

House 2 - vendor has to sell (divorcing couple), incredible views, big rooms, also ticks all our boxes.

But more rural so a lifestyle change (we are not against this), needs some cosmetic work, means starting all over again.

WWYD? The price difference would be around £30 per month on the mortgage so peanuts really, and we are nowhere near max borrowing. Would a conveyancer wash their hands of us at this point?

Take the vendor out of the equation for a minute and just think about each house. Only if House 2 wins do you then need to try and second guess the sellers. Any buyer or seller can be a pain/be slow/withdraw however good they look on paper.

Your lawyer really won't mind if you go for a different house though you'll need to pay some more fees if you're starting again.

We’ve started again several times now and already invested the best part of £2k due to houses falling through! We would feel embarrassed to tell our conveyancer. Taking the vendor out of the equation, I do feel house 2 is a better option for us.

House 2. But then I'd choose anything for the rural lifestyle, the more so the better tbh.

I’ve lived in a house with an incredible view for 5 years now and it’s honestly good for my soul so go for house number 2 op! My view changes with the weather or time of year or just the light of the day and I don’t think I’ll ever tire of it.

Is your buyer willing to wait or have you already moved out?
Unfortunately the crap system here means anything can happen at any time.

We can move out if we need to and stay with family, we will most likely need to do this anyway. Given that two house purchases have already fallen through, would are conveyancer lose faith in us?

The conveyancer really does not care. You will be billed for their time they have spent. If you start again they just bill you more.

Honestly, your conveyancer will not care one jot - as long as you pay their bills it’s all immaterial to them. Don’t think about what they might think, think about you!

This with bells on. We sold about five months ago a house with the most lovely, idyllic view you can imagine. It was a stunning house, beautiful inside and amazing gardens. But it’s the view I miss and yes it does something to your soul. Please buy house 2!!

OP and just to add your conveyancer doesn’t need to have “faith” in you - it’s not a relationship that needs to be built on trust; they are professionals instructed by you and if you tell the you want to stop the purchase on house a and instead buy house b then that is what they will do.

OP, at the risk of outing what I do, your lawyer really won't mind! You won't be the only person to swap and they know that transactions fall apart and come
back together a lot at the moment.

It's a huge amount of money and effort
and upheaval for you so make sure it's a house you know you want.

You haven’t mentioned your buyer much... would they be happy to hang around for you to start conveyancing all over again? Perhaps this is something to consider. I maybe wrong about the situation!
But if my vendor (you) pulled out of a purchase, then I’d be a bit anxious/frustrated about further delays. And the knock on effect if they are selling something?

How would you feel if you decided to start again with house 2... things took ages and your buyer then pulled out? Just some food for thought!

Have also had a nightmare 6 months selling/buying. Hopefully on home straight now.
