Lutterworth or Solihull

Hi,

We are looking to buy a house in Lutterworth as we want to be closer to family in the Midlands/easy drive to Manchester and have a decent commute to London.
We are a young family trying to buy a home that ideally we won’t have to sell again.

The house in Lutterworth is bigger and nicer but the schools appear to be better in Solihull. Not sure what to do. Can anyone tell me much about Lutterworth (I know Solihull slightly better) ?

The local primary would be John Wycliffe which doesn’t seem great but the others are great! Secondary options seems decent with good local non selective and grammars in Rugby

Lutterworth would be my choice. Solihull is too close to Birmingham for my liking.

Rugby is ok, but have you looked at Leamington?

Thank you that’s really helpful. But it’s the schools and all the new development going on that is putting us off Lutterworth. I love Leamington but there’s nothing on the market that works for us as you don’t get much for your money. (650k for a 4+ bed detached). Solihull feels congested now and you’re right - it is too close to Birmingham ha

There is a potentially huge development for Lutterworth which the locals are hugely against. Hard to say whether it will get the go ahead but there is a big argument against it. Having said that if it does go ahead I think it’ll feel like a separate area in lots of ways.

However Lutterworth is nice, in normal times it has a lovely community focus. Sunday farmers markets. Seasonal events (Christmas lights switch on and the like). It has a nice cafe culture with lovely independents and nice restaurants.

I don’t know about the schools, but depending on the age of your children then a lot can change quickly.

Having you considered The nearby villages instead which are nice?
there are tiny picture postcard hamlets like Leire and Bitteswell (With varying amenities) through to much bigger like Broughton Astley which has its own supermarket and co-op, good pubs and good primary schools and a secondary with also a great community focus in normal times. It’s also easily accessible for the M1 and M69/M6.

Oh and a leisure Centre too now. Just don’t ask the locals if there is a pool? 🤪 the lack of one drives them potty 😄
