An online or high street EA?

We’re first time sellers in an area where houses are typically under offer by the end of their ‘launch’ day (though I don’t want to get over confident!!) We can host viewings ourselves.
and it would save us around £3k in fees

Is there any reason to go with a high street, in person, estate agent?

Used YOPA to sell first, no luck. Went with high street agent and sold within 2 weeks.

That sadly fell through in january so went up again with YOPA in february, had more interest and 2 low offers within a month. Went up with a different high street agent and got a much higher offer first time within days of using them.

high street agents tend to know more about the area, and generally do a better job of selling your house. The online agents were pleasant and punctual but pretty sure they just opened doors.

Do I need them to know about the area?

6 houses on my road have gone in the last 6 months, on day 1 of viewings. When we bought this house there were 10 offers on day 1 of viewings.
So my (hopefully correct..) presumption is that it being online and getting people through the door is enough?

I’ve been warned that the issue will be later on, we may want EA support in dealing with offers and the whole rest of the process with solicitors

Sounds like it should be fine, and it is definitely cheaper, but you may find people wont view simply because you are using an online agent..(useless online booking systems/very slow solicitors) there was a thread recently on here and a lot of people said they saw some lovely houses pop up but because they were listed with an online agent they chose not to view!

Agents tend to get a lot of BTL/investors through the door so probably depends on the type of house you're selling too. Ours is perfect for a FTB or BTL.

Agents also liaise between lawyers, chivy buyers along, and can smooth a few ruffled feathers. I really don't like dealing with online agents- no one to talk to about specifics, and I don't want to deal directly with the seller.

Ok we may be in a rush once we do get going, we want to avoid some stamp duty at least
So perhaps an agent would be useful.
When we were first time buyers we found them to be fairly useless in pushing things along but I suppose we weren’t their client
