Guesstimate of costs

Moving day Tuesday eek! And trying to make plans.
You can see I have a utility 'corridor the inside wall of which was once the outside wall of the house so load bearing. I'd like to knock out that whole corner and build a wall further over to creat kitchen diner - but also put in a toilet down the far end.
Would anyone know if I need an architect for this or straight to structural engineer for drawings?
And if anyone has a guesstimate!??

If you know what you want then just get drawings done. You'd need an architect if you were unsure of placement and were totally redesigning the ground floor. You could get an all in one outfit that will do it all - depends how confident you are in project managing it and doing the planning etc. Budget at least £2000/m2 for added space, about £2000 for removing wall and steels. Factor in cost of new doors to outside (they can be expensive), replastering and painting and new flooring - you may have to redo all that room as hard to match new with old. If i understand what you want (squaring off that end) I'd ballpark it at £40k (not including a new kitchen). But don't go by that as it is spec and location depending.

Oh so glad that my thinking is the same - roughly 40k tho mine included extra kitchen units. Shouldn't need new outside door as all work is internal. It's really the plumbing of new toilet and moving the kitchen sink costs that I wasn't sure about.
