To sell or extend?!

Our neighbours have just sold their house (in one day!) - it has given me a bit of the fear!

We currently have a three bedroom semi, we have 1 year old twins and the house has already started to feel small. Our box room is an office at the minute, though it would potentially fit a cot and changing table in if we had another baby. Our twins are both boys so will share for a while.

The dilemma is that the house next door sold for around £70k more than we paid for ours just three years ago. There is a bit or a boom in our area in particular and I love the location, good primary nearby, and we’ve decorated everything and redone the bathroom. The jump in prices has made me wonder though if we should be trying to make a move whilst the market is good...or maybe push forward with the vague plan we have for an attic conversion.

A conversion would give us the same number of rooms, as we would lose the box to stairs, but they’d be bigger rooms, and there’s potential to convert the garage to an outside office if necessary.

I just don’t know what makes most sense!!!

Look at your finances, do your maths. Go in rightmove and see if there are houses in your price range and in locations you like. You might find they're more expensive than you thought or smaller etc etc. Do your research. Make a list of pros and cons of where you live at the moment if you did an extension eg you like the area. Get quotes from builders on the extension. Get your house valued by three different agents.

Then with all that information decide.

As above, think how much a move will cost, not just the actual house price but stamp duty, estate agent fees, legal / moving costs etc. You don't recover that when you sell again. What's the value of your house with the loft? More than it would cost?

Just analyse all the figures, then factor in the time / upheaval of moving. if it all stacks up, start looking!!
