There's a house been on market for over a year, said stc at one point but now back on again. Our budget is 270k max and house said offers over 300k but its not totally what we want for having to go over (no garage etc). W0uld you offer lower knowing you cant go to asking price bearing in mind its been up for a year? We are desperate as need to be out our rental in 2 mths, so we have no chain (as if that helps!)

Thanks, just feels really cheeky but other houses in area going for about 280k with garage and its been up so long!

Yes! The worst that could happen is they say no. Make it clear that you are chain free and ready to go.

Don’t worry about whether it’s cheeky, they’ll say no if they don’t want to take it, if it was agreed before it doesn’t necessarily mean they are overpriced. Things fall through for lots of reasons.

Everyone selling is in a different position.

There's no harm in making the offer, explaining you are chain free and have mortgage offer in place, etc, but that is all you have and there is nothing else you can do.
Most likely, they will say no, but you will know you tried and won't be left forever wondering "What if...."
There's a small chance they will accept as for whatever reason they just need to sell now, and then you've gained a bargain.

The worst they can say is no!

However the likelihood of a sale being completed in 2 months is slim, so I'd start planning an interim solution, even if they accept your offer.

Thabk you. We were due to see another today but it was only up for 4 days and is now saying STC. Was up for 260k, bigger with garage?!
