Which house should we go for?

House A
Semi detached
3 beds all doubles
1 bathroom
But only 1 open plan room for kitchen / lounge diner. It’s 19 x 17.5 with bi-FOLS doors to garden
HUGE garden and tiny garage (perfect for bikes, mower, extra freezer etc).
£365k (has been on market since October, recently dropped to this. Not sure of original price?)
Driveway for 1 car
Kitchen and bathroom are brand new
Not in a chain as being sold by a developer. We are selling our property to a 1st time buyer who lives 3 doors down -they’re in rented at the moment

House B
Mid terrace
£300k
4 bedrooms over 2 floors (3 double and 1 single). Top floor is a loft conversion of 1 bedroom and bathroom. Agent sketchy about if it passes regs
2 bathrooms but none on bedroom floor 🤨 (so a double bedroom would be dropped to a single, if we wanted to install a cloakroom)
Smallish garden
No parking
Needs a re-wire and new roof. Instinct tells me the survey will throw up other stuff. Maybe structural -subsidence is rife here

Kitchen and bathrooms are tired
Glacial progress of seller -waited 10 days for a viewing
In a chain

I’m not putting the links on out of respect for the sellers. I have strong views but don’t want to influence (but my commentary gives it away lm sure!).

Duh l forgot area feedback. A is a quiet 1 way road, amenities aren’t super close but not a million miles away

House B is a less salubrious area e.g. road is tired (but maybe up and coming). Derelict shop 5 doors down. Less convenient for amenities e.g. station, shop, beach etc

I'd go for B but only because I really hate semi-detached houses.

I would go for A. No parking, busier area and so much work required in option B would put me off.

Fiancé is getting his head turned by the space in B and the price. But it needs work which will cost money. For clarity we can afford both. But like l said to him getting a re-wire and a new roof won’t be cheap. Plus will be very disruptive. B is a fair bit smaller but it’s done to an amazing standard and we can easily go in the roof, its huge with lots of scope

A definitely. Can you extend it or subdivide downstairs so it isn't all just one room?

A - always go for the better location. The open plan area does sound quite small, I think our living room is that size, but with a large garden I'm presuming you can extend should you need to. You can't change the area of house B though.

No bathroom on bedroom floor would be awful. Also if you have a huge garden in A would you be able to extend if you wanted to in future

You’re not comparing apples with apples though are you?

One is 20% more expensive than the other. That’s huge. What would you get if the budgets were comparable?

@RunnerDown exactly, especially when ill or in the winter. We could easily extend and still have loads of garden. The garden is realistically too big for our needs but the cats won’t mind!

@ShirleyPhallus but by the time we have had a new roof and re-wire. Then that could easily be over £15k. That’s just the stuff we know about. If we were to pretend they were both £330k then it would be A for me

I’m a bit confused with house A how it has one room downstairs yet 3 double bedrooms? Is the garage integrated making downstairs smaller than up?

Is there scope to extend A?
