Swapping kitchen and bathroom around

Kai1981 · 25/03/2021 15:15

Does it make sense to move the bathroom and kitchen around (but keeping the kitchen larger than the bathroom by moving an interior wall) on this layout, so that the kitchen adjoins the lounge?

I was thinking of adding glazed doors so that the kitchen could be shut off but allow light in still. The one downside is that the kitchen won't have a direct access window.

I added what I mean in green.

It make sense, but is that the only bathroom? You've made it about a metre wide, which is very narrow. If it's just an ancillary one I'd get rid of the bath.
I've swapped a kitchen and bathroom which were on opposite sides of the livingroom. Oddly the original bathroom was twice the size of the kitchen, and the only access to the garden was through the bathroom. Building regs had to get involved because of moving drains and new soil pipe, but I don't think you will have that issue.
I think it's worth it and not having a window is fine as I doubt you'll be in there without the doors to the livingroom being open.

Thank you. It will be the main bathroom and I'm planning on having a shower rather than bath. Going to try and squeeze a cloakroom in elsewhere though.

Useful to know about building regs, will keep that in mind.

It seems quite an expensive piece of work for a debatable gain.

How much will it cost, in relation to the price of the flat ?

How long do you think you will stay there before moving on ?

I always think, if you are styaing in your home 15 years, then do what suits you, but if you might sell and move on in 4 o 5 years time, then factor in what is going to appeal to other people as well, plus of course factoring in if you will get your money back when you sell.

For me, i'd prefer a window in my kitchen, but we are all different.

Thank you. Good points. The truth is, I could be there for 20 years, I could be there for 5 years. I'm newly divorced and who knows what'll happen in future.

I figured that as long as there's decent light in the kitchen, it'll flow better to have it next to the dining area. And I considered a small frosted window high up on the internal window between the kitchen and the bathroom to bring more light to the kitchen that way.

But you're right, I'm in two minds about whether it's worth it in terms of cost.

The soil pipe is the troublesome bit. If this is a home with either flat above or below or even just another bathroom above it will be tricky to move the loo IME

There might also be something in building regs about needing a window in a kitchen either for ventilation and/or as an escape route. If no window I think you need a fan.

Seems like a good idea, for me it would come down to the cost, which may be influenced by hidden issues.

Thank you so much. It's a duplex so it's my bedroom above but you're right, there could be a bathrolm in the flat below.

Hadn't thought of the window for ventilation requirement.

Sounds like it would be best to speak to the council and get a view from them before going too far with my planning!
