First floor extension over attached garage

Has anyone got experience doing this? Looking for a bit of advice in terms of timescale and costs please!

I'll watch this closely as also looking to do the same when we finally move. Have you managed to find out in foundations are already in place to be able to extend over.

Quite a few threads on this recently - depends whether the foundations are deep enough to support building on top. I know our neighbours' weren't and the cost of knocking down and starting from scratch was huge.

I'm in same position as you, wanting to do it when we move in to new house!

I know we will need planning permission but im airing on optimistic for that as we are an end detached in a quiet private cul de sac and there will be nobody overlooking us from the front or back..

How do we find this out?

The house was built in 2017 same brick as the house etc. Will seeing a picture of the house help?

Really cant be knocking it down, its a large garage must be over 6 metres long and 3.6 metres wide. Its already partially converted into a lounge space!

No you can't tell from a photograph, unless you can access the specification somehow, I think you'll have to excavate to see the actual foundations.

The first thing you need to find out is the size of the foundations before you get any drawings/ planning. If you can find out without digging a hole at the side of the house that would be good. If you can’t you need to dig an inspection hole at the side of the wall , usually big enough to stand in to dig. It’s the only way to know for sure before you start spending any money.

Sorry to divert a bit but we are looking to do this to - half of the integral garage is holding up a bathroom and the other half just out. Assumed should have adequate foundations?

I doubt they'll know but you can ask. If they weren't interested in extending about the garage (given that they haven't) it probably never interested them to find out.
