Electrical testing - when renting

That new law that means that the property needs to have an electric test
What does this involve?
And how long does it take?
Can anyone give me a bit more information who's had experience of this?

It's the electric equivalent to a Landlord's Gas Safety certificate. Although it came in force for new tenancies last year landlord's of exiting rentals have until 1st April to get it carried out. I'm not sure how long it takes, it would depend on the size of the property but your electricity has to be switched off whilst it is being carried out.

I rent and the landlord is just had this done. It took about 3 hours for a 2 bed flat. He checked the box for a while (not sure what he did) and then went round every plug socket to check they were safe. Power had to be turned off several time's. He also labelled up the different rings (not sure if that's the right word - labelled up what plugs/lights were on what circuit). Although this bit may already be done in your place.

oh that's interesting and helpful thank you
that is longer than i thought!
ours is classed as a 3 bed house so i don't know if it'll take longer...

We had ours done, three bed semi, took maybe about 2 hours? We just busied ourselves playing in the garden. He cleaned his hands at the door, mask on, shoe protectors on, I went outside with the kids, told him to help himself to tea and coffee, I let the bits next to the kettle along with some dettol wipes.

purpleme12 · 25/03/2021 09:49

ok thank you so it varies
i'm no so much focused on covid as someone yet again wanting to come into our home
i know it's part of renting and it's important to do it which is why we're doing it but it doesn't stop me thinking about every time that happens you open yourself to crticism because it's not your house

I delayed it as long as I could for my tenants (electrical works done last year so knew all was good) due to covid - but the deadline was approaching so no choice.

it is for your safety, it is only every five years. Yes, it is a difficult situation as it is not as if you can go to a cafe/play park. Electrician should wear a mask and clean up after him/herself.

Midlifephoenix · 25/03/2021 21:52

What criticisms? Unfortunately it has to be done and it costs £100s, but landlord pays and it is for your benefit.

Ours was about 1/2 a day and if it needs work they come back again and do the work. If they've had one done recently and passed may not require any work.

Oh right gosh it varies a lot then

RMRM · 26/03/2021 07:41

4 bed, about 1 and a half hours/2 hours. Extremely thorough.

The power going on and off all the time would have been an absolute nightmare for DH and the children of they'd been home schooling or wfh that day though. Luckily it was a Saturday that he came.

My husband was working but the man made sure that his bit upstairs was done first
