I’m looking to buy a flat on my own, early 30s single woman.

I’m looking at Forest Hill/ Nunhead / Peckham area. Budget 300k but could maybe stretch to 325k.

My ideal:

  • 2 bed flat
  • outside space (pref roof terrace rather than communal garden)
  • period conversion
  • near a train station

It’s not going to be possible, is it?

Feeling pretty downhearted.

Yes, it's just up from the old Catford Dogs stadium. Quite a way from Forest Hill proper.

OP, if you're prepared to look at somewhere like upper Sydenham or Penge, the 176 takes you all the way through to Dulwich and Peckham (and beyond) and it is definitely walkable from East Dulwich to Sydenham, albeit a bit of a walk. You'll get more for your money that way I would have thought.

I'm noticing a lot of people are posting 2 bed flats with 500 sq ft floorplans...! I live in forest hill, but closer to the end OP wants to be, i.e East Dulwich.

I live in a 1 bed flat which is 600sq ft, and i'm not sure how you could fit another bedroom in this space without it massively compromising the rest of the flat in terms or size (and mine's 100 sq ft larger than the ones being posted in this thread!). To squeeze two bedrooms into a 500 sq ft flat would mean two teeny tiny rooms, or one average sized room, and a second box room, which kinda negates the purpose of having a 2 bed flat.

*bearing in mind that agent pics are taken from angles to make the space appear much larger than it is... Be mindful of this. If the space appears tight in the pics, chances are it will be ridiculously tight in real life.

If you can find a lender who is ok with the knotweed I would go for it. A lot of folk are just completely scared off by that, but if you're going to live there a while and it's under a treatment plan, you might end up with a bargain.

Have you seen this place? It’s one bed but looks like potential to split the living room into two (not sure how strict leases are about these things). Walking distance to ED, lost of buses to ED/Peckham. Close to Horniman.

Catford has good transport links to where your friends live - direct train to Peckham Rye, and the 185 bus goes up Lordship Lane. If you can cope with one bedroom then you could live here: www.zoopla.co.uk/for-sale/details/55508551/?search_identifier=009d342a40662e39ea91b8a2c1b93d02

Still a one bed, but a big garden - you could put a fancy shed/garden building in for more space. The 185 bus goes down nearby Lewisham High Street (20 mins to Lordship Lane), and there are trains from Lewisham station to Peckham Rye.
