Using mortgage companies valuer for homebuyers report

Hi all,

Have been given the opportunity to upgrade from the mortgage companies free valuation to a homebuyers report done by their surveyor for £170.

I wasn’t going to go with this option as I thought the property was going to need a full structural survey. However this morning I’ve enquired with an independent RICS surveyor, he asked for a link to the EA listing, and has quoted £595 incl VAT for a homebuyers and said he doesn’t think it needs a full structural and he would normally only do a homebuyers on this type of property, unless there were specific concerns re movement. He’s offering a 48 hour turnaround once he’s visited, individually written report, not using a proforma, and does a free phone call after the survey to talk it all through with us.

Credit to the guy for his honesty, as he could have just taking a grand or more off me for my naïveté. But now it doesn’t make sense for me to pay him £595 when I could pay the mortgage company £170.

So I’m just wondering, are there any pitfalls to having the survey done by the lenders surveyor? Will it still be of the same quality and detail? Could I put myself in a position where they’re more likely to down value the house?

It’s a 30’s detached 3 bed for context.

The homebuyers survey is a format - so as long as the surveyor sticks to that it should be fine. But there also needs to be added info- saying the roof gets a red but not explaining why, for example, is not helpful. Is he RICS accredited?

Sounds like a low risk property, I would go with the cheaper option.
