Hi all.

I wonder if you could give some advice.

We have a 1930s house that is mostly as we want it to be but the kitchen and dining room is not. The kitchen area could be fine but the dining area is not as big as we want it to be. We have several ideas, including extending but I really don’t want to do that, I want to make the most of what we have, plus the other ideas of altering the layout of downstairs, I prefer.

We could really do with someone spending time with us for an hour or so just to give us some advice on what we can actually do and what would be best for us. I don’t want this stage to cost too much as we have some hefty expenditure actually doing the work. Is this something an architect would do or is there some other person that is qualified to do this kind of task. We don’t necessarily need plans drawn at this stage. We have found a structural engineer who would do that for us, we just need someone to tell us what, if any of our plans would work best for us. Me and my other half have spent months talking about this and we can’t seem to get anywhere and I have had enough to be honest!

Thanks in advance

This is something I often wonder to. Our home was previously two houses and the kitchen is basically a long Gally kitchen across the back leading into the dining room and then a large sitting room either side at the front

I often think using a sitting room as a kitchen and then having the dining/kitchen area as a snug type area would be a better use of the space as our family gets older. We have amazing views out the back and it feels like a waste using it purely to eat in

We could build an extension onto the current kitchen but I'm not sure I want the expense. I don't want to devalue the house but I'm not to bothered about adding value as we plan to stay here long term

So I'm bumping this so a more knowledgeable mumsnetter comes along and answers your question!

Following with interest as we have had our builder out and are waiting on structural engineer for wuotes and more formal plans but I still think in my head there may be a better way of rearranging our downsFairs that we are just missing. Almost just need someone to look at our plans with a fresh eye and give us thoughts but like you that will not cost the earth.

If you posted a floor plan I'm sure there are some people on here who might give you some good ideas free of charge!! But an architect would probably be the way forward
