Areas in outer W London /Berks/ Surrey

Currently in a dither about areas to look for my next move.
Am getting divorced and selling in Twickenham area and won’t be able to afford anything near my current place. Looking for thoughts on Sunbury, Ashford, Staines.
Budget around 500. Need 3 beds. Unless I can find something with 2 receptions and use one as a bedroom.
I have 3 DS 17-22 all students so need to accommodate them for a few more years as they come and go from uni and start to earn enough to become independent. I think that’s about 27 in London!
DH is retiring soon and will be moving to Berkshire. Probably Reading end as he doesn’t need to commute and will get more for his money. He is looking for a modern 2 bed apartment. He would love to have them so that’s not an issue but I think they’ll want to stay together and with me. (Plus I kind of love them Grin)
It’s so expensive to move I need to get it right!
My boys would prefer to stay where we are as their friends are here and same goes for me so I need to be on train line to Twickenham.
I’d like somewhere I can go for long walks. Definitely need a garden. Won’t have the time or energy for a lot of renovation.
I’ll probably be working for another 10 years. Currently drive to the office in Hayes (near Heathrow). Could easily transfer to the other London office but it’s South Central London so wouldn’t gain anything by moving closer - but I do go there every few weeks on the train.
So, budget 500 max for a 3 bed easy maintenance place in a pleasant area and near the Waterloo train line.
The places in the title look like possibles. Especially Staines.
But dithering - as I could maybe get a 2 bed place and cope for a few years with the twin boys in one room, the other at his dad’s mainly or on a sofa bed.
I think they’re more likely to want to be in Richmond too when they find jobs. And it’s my home and I love it here and all my friends are here.
Whitton or Hampton nearby would be perfect but what I need is 550+.
Thoughts on Staines? Have considered renting while I dither but need 1600 pcm at least which I can’t afford from salary alone and the double moving might kill me!

Staines is fine! It's not exciting, it's a handy commuter town with good transport links. I think you'd find from there that Richmond and Twickenham would be the places you'd socialise anyway (not loads going on it the town), so it's probably perfect. Trains are regular, though it's not on Oyster card so they're more expensive. I definitely know of 3 bed terraces selling there but £500,000 might be pushing it.
It's really hard making such a big decision with so many variables.
If the boys go off to uni at different times you may well not need all the rooms.
But if you do decide to go for it you could do a lot worse than Staines!

I wonder if you might not want to move from the Richmond area, particularly post divorce and if all your friends are there (and your boys love it there too). Flats are much cheaper than houses right now (but might not be in the longer term) so you might be better to buy something smaller but in a better area with the longer term view of a better quality of life, support etc. Lots of flats around Richmond (which might take an offer) and even small houses e.g.

Brentford? Isleworth? Both easy to get to Twickenham and definitely less pricey than Whitton or Hampton.

Thanks all. Happy to hear Staines recommended. As soon as lockdown is over I am going to explore. Definitely looks doable in budget even though I’ll be spending more on fares overall.
Definitely not a flat. This will be home for 10 years and I need a garden.
Brentford and isleworth seem to be v similar prices to whitton but may have another look.
I had thought Whitton would be affordable but sadly not so.
Yes too many variables! And despite having nearly adults I still feel I have to put the boys first.

Staines is an absolute shithole, sorry. Ashford even worse.
Windsor? You could likely get a standard 3 bed semi with dining room/garden in the suburbs. Not in the town centre though.
Train line to Paddington (via Slough) or straight to Waterloo from the other station. Lively town centre (though obviously full of tourists in normal times!) and the great park/Virginia Water/Saville Gardens is perfect for beautiful weekend walks...

Thanks I have looked at basically everywhere around the train line including Windsor but to get anywhere walkable to the station is out of budget and feels like the boys will want to have a base for commuting and going out even if I’m driving to work.
Staines that bad? I have driven through a million times for Thorpe Park and looks a bit dowdy but not rough. I have a couple of friends there who like it but people tend to be fond of where they’ve chosen to live! The surrounding area looks perfect for walks. They have enough shops and restaurants.
It’s not Richmond borough I know. I do love it here. Shame it’s just about as expensive as outer London gets.
I could find a small 3 bed near the sewage works in isleworth or on a main road with no parking but feels like a compromise too far.
I would take a flat with a decent balcony and view but can’t find anything.
Two loos is kind of important too. Now I sound spoiled...
Might have to stretch to a bigger mortgage and just work until I’m 70!

Sorry to put a dampener. As with most places, there are nice and bad places. But in general, I have found Staines to be quite grim. Ashfield would be a definite no go for me.
What about more Maidenhead direction. I wouldn't recommend Maidenhead town centre itself (it needs a massive makeover) but there are some lovely villages nearby on the train line...

Unfortunately Brentford and Isleworth have really shot up in price the last few years - don't think you'll find much for your budget there.

Agree that Ashford (and nearby Feltham for that matter) don't have a great reputation.

Bit further out but have you looked at Egham or Sunbury?

Staines is absolutely fine. Not terrible, not gorgeous, just fine. Pretty good shopping, good cinema, decent restaurants (mostly chains, admittedly), leisure centre, good train and motorway links, close proximity to some lovely stretches of the Thames and beautiful outside spaces like Runnymede and Windsor Great Park. A 3 bed for £500k might be pushing it though.

There was a huge thread about Staines on here recently.

Thanks again. Linked property 1 lovely but far too small. No 2 is right next to sewage works. Have considered it and it’s actually one of the ones I’m thinking of as a compromise (will be gone by the time we sell I know but it’s an indication).
Not put off Staines yet! I don’t mind a bit of gritty and grotty if it’s basically safe and there’s green around to escape to. Prices are so much cheaper there. Going to check out that thread now thank you Flowers

I would look at New Malden - good access to Kingston, Richmond and Wimbledon, less plane noise than Staines. Possibly less good for your Hayes commute though.

Still possible to get houses for around £500k

What about Sunbury? Not the most exciting of places, but it's got direct trains to Twickenham, there are a few nice shops/pubs if you look at places between the A316/M3 and the river, and easy access out to Heathrow. Nice riverside walks around there too, easy to get to Walton for shopping etc if you have a car, plenty of buses towards Hampton direction too.

All 3 areas have improved vastly since the 80's when they were complete dumps. Sunbury, Ashford and Staines are all perfectly fine, the trouble is, moving to any of those from Twickenham is always going to be a step (or five!) down.

Staines has a decent enough shopping centre, though not sure what that will look like post-pandemic as the anchor, Debenhams, isn't reopening.

Ashford and Sunbury don't have anything that could be reasonably called a High Street, though Ashford has a road with that name which consists mostly of charity shops and fast food takeaways. Notable exceptions are the butcher (Walton Meats), baker (Jolly Baker) and greengrocer (Ashford Fruits). For serious shopping, Kingston is only a 20 minute drive away.

Staines and Ashford are on the fast train line, so 2 and 3 stops away from Twickenham (Feltham is the stop in between) and Richmond, and you can also go out to Reading from there, though those trains are a lot slower, unless you find it absolutely right for the fast train.

Although within 10 minutes drive of Heathrow, there's virtually no plane noise, as none are in the flight path; Richmond and Hounslow get more plane noise than any of those areas. I'd say it's a bonus to be so close to the airport. Sunbury has the M3 cutting through the middle of it, which can be good or bad, depending on how much you need to use it.

Hayes is also closer than it seems, if you're going against traffic, it takes 10-15 minutes, so it's a quick journey which can be timed to miss the busy times.

Regarding house prices, Staines is the most expensive of the 3, with Ashford and Sunbury on a par, depending on which part you are in. I'd worry about flooding with Staines, as lots of it is close to water, same with Sunbury (which is also an "on-Thames"). Ashford old town (around the train station) has some lovely Victorian and Edwardian houses, though likely to be out of budget. The cheaper houses away from there are not as nice, and can be a bit hit and miss.

If I were you OP, I'd travel down to each of those areas to get a feel for which is most homely to you, drive down some side streets and perhaps view a few houses.

Ignore TH22 - of course the areas are going to suffer by comparison with Richmond etc but are perfectly normal if a bit boring.

Don't judge them by what you see, but who you meet.

The Ashford house that Starseeking linked to is a quiet and pretty road, 5 minutes walk to the station.

Train links are good. You can cut through to Hayes via the airport roads, and very convenient for M25, M3 and M4. And best of all very little flight noise.

I have lived in Surrey my whole life and can confirm Staines and Ashford are absolute shitholes. My family live in Egham/Englefield Green which are lovely areas and at the minute have a lot of property's for sale due to Royal Holloway Uni building there own accommodation so alot of properties that housed the Uni student are being sold on. I'm in Virginia Water but that is a little more expensive. Thorpe Village is absolutely beautiful. These are all close to Windsor Great Park aswel.

I’m not an expert onStaines or Ashford but I know Sunbury well. It’s very much a town of two halves. You want to stay below the A316 in what is called Lower Sunbury. The river is lovely and there a few shops at both Sunbury Cross (m and s food, costa etc) and on a couple of small parades towards the river. When they’re open again there are a few nice pubs with beer gardens on the river and Sunbury Park and the walled garden for walks. The walled garden has a little cafe and is really lovely.

I think it’s probably the closest feeling you’ll get to being like Twickenham out of the three areas.

One other quick thought...if you really still want to be in Richmond Borough then you could get something in Hampton but you’d be limited to Nurserylands if you need 3 bed. Still walkable to the train station and you’re in zone 6. Something like this www.rightmove.co.uk/properties/86804338#/
