Can you tell me how much you paid for a Home Buyers Report and what the value of the property was?

£446, £443,000 London. This was the lowest quote through imyhome, was the lowest I found who could do it within a reasonable time and can't fault them, I had quotes of up to £900 + VAT.

£630+ VAT for £910k three bed end of terrace.

I got an independent one on the last purchase - around £400. It shouldn't be related to the property value, more property size if anything.

It was a complete waste of money , as I sort of knew it would be, but was pressured into getting 'something'. I won't be getting another one again!

£475 on a property sale value of £460,000. As others have said though I don't think it directly relates to purchase price as our surveyor has one flat fee.

I kinda agree surveyor's reports aren't really worth the paper they are written on, but it does give you an idea of certain areas of concern and any glaring issues. Most of which you could see yourself, but you may not understand the significance of some things.
I've had some Homebuyer reports that have opened the drains and photographed the lofts and done a very thorough job, and some who barely seem to have stayed more than ten minutes and missed things.
I've told the surveyor on my next purchase what extensions and changes I want to make and he will keep this in mind when poking around. Obviously I will need structural engineer report, but as I could only visit the house once (well against my normal method) due to distance and covid restrictions, I feel I need a second eye to confirm my own opinions.

Op you can go on websites and get instant homebuyers quotes from various surveyors - google local surveyors direct etc

£650, £415000. Usually a waste of time in a way but worth it sometimes in my experience if you can also have a chat with the surveyor and some off the record advice or opinions once they've seen the place. We had loads of doubts about our last place and the report sounded full of things to do but the surveyor said over the phone it was in her opinion 'very sound'. That was helpful.
