Hoping to harness some of the great Mumsnet knowledge to help DH and I.

We ve been shopping for a new house for the last 1 year and recently come across what to looks to be our dream home.
A lovely 3 storey Victorian semi detached right in town. However it hasn't been touched since the 1950s and we're wondering if we can actually take on the amount of refrub needed.

The house has 6 bedrooms, 3 receptions 2 baths and a reasonably size kitchen. We've just paid for an EIRC report to test the electrics but we're bracing ourselves for the re wiring cost.

Does anyone know how much such a place might cost? Located in hertfordshire.

How long is a piece of string.. or in your case a piece of wire!
I should imagine it will need a full rewrite, possibly all water pipes replaced as they may be lead, full plastering throughout. My guess youre talking at least £30k before redecorating.

We did it a couple of years ago when buying our house, although a smaller one! Thought I'd reply in case it gives you an idea until a more accurate one comes along.
So to fully rewire our average size 3 bed semi detached house (two bathrooms, utility, kitchen, living room and 3 double bedrooms) in the Midlands (village) cost us just over £4,5K. Complete rewire, new electric box, down lights downstairs and paid a bit extra (about £400) for brushed chrome sockets and light switches. The cost didn't include the plastering fix as we were having the house re skimmed / plastered anyway. We had three quotes in before exchanging contracts on the house.

We paid about £8k to rewire a 5 bedroom Edwardian house, but that was only on two storeys.

Our whole refurb was somewhere in the region of £110k, including full rewire and replumb, new carpets upstairs, restoring parquet downstairs, new kitchen and bathrooms throughout and some minor structural changes. Oh and a complete redecoration.
