House for sale with tenants who received their notice

A house just came up on the market with tenants who were given notice in December to move out by some date in June (6 months notice presumably). It is mid March now and they are of course living there. I really like the house but I am not keen on a potential hold up due to the tenants. I guess I need to hear positive stories before I put an offer on it.

Sorry, but no guarantees until they actually leave. No sane solicitor will let you exchange until that point as you would become the landlord.

There is a shortage of rental property. Forget it until it is vacant.

If you're not in a rush be patient. But I'd be reluctant to spend on surveys and other fees in those circumstances. It could take months and months to get them out.

I've just sold two flats that were tenanted. One tenant moved as soon as I gave him notice (few rentals so he jumped as soon as he found one) and the other thank goodness fud keace - he was a con man I thought he'd make it as difficult as possible (he did do done damage). No exchange until tenants moved.

Getting rid on tenants even before the covid eviction protections used to take absolutely months. I wouldn’t touch this house personally

My tenants moved out about 3 weeks before I exchanged, I kept them informed and they were brilliant about it. I would ask for additional information rather than absolutely no

We’ve bought rentals twice. Tenants moved out pre-exchange without any issue

I would only buy a vacant possession house.

Incidentally though you might treat it with caution, you can still find out a great deal about the house from those living in it as opposed to the seller/landlord/estate agent. Might even be more useful than a standard non-committal survey!
