What is an appropriate offer?

I've sold and the chain behind me is complete- everything has been done but the house I was buying has fallen through so I'm looking for a property.

I've seen somewhere, we haven't fallen in love with it but it has a lot of potential and it could be a good home. It's a no onward chain (probate) apparently they want it to go to a family as it's been in the family for 40 years until the lady died. We fit the bill with 3 young dcs and are in a good position to move quickly.

It was originally oieo 850 which changed within 2 weeks to 850. The estate agent has said they will take an offer as they want to sell.

Is 815 insulting? I don't want to offend but I don't want to go in too high when we're in a good position.

Go for it. The house is worth what someone is willing to pay for it

815 is not insulting, no. Thats offering 96% of asking price which I think is excellent for them.

I don't think you can insult someone with an offer. They either say yes, or no, or haggle with you, dependent on their personal situation. But I'd hope they wouldn't be insulted
