Building over the sewage pipe manhole cover. Help!

Got plans for an extension.
Have discovered that there's a sewer pipe under where we want the kitchen to go. We share with next door. They have a conservatory over their bit.

The junction access cover would need to be in the new kitchen. Can't redirect it cos of next door.

Water board didn't even know the drain was there. They haven't accessed it for 50 years.

Architect doesn't think water board will pass it.

We don't want to move, but the house is too small. Anyone had anything similar?

Sorry my post was confusing because of all the typos!

You are not allowed to create a building structure over or incorporating manholes inside.
Before 2011 you were allowed to do this.
Now you are not - the rules have changed.

This is why some people think you still can build over manhole covers, as they are not aware of the fairly recent change in policy.

You will have to change your design of your extension - or find a way of re-routing the sewer (not usually possible to do this sensibly) - it's really frustrating - I've been where you are! Nothing you can do.

You can have internal manholes but only if they’re private.

Makes me giggle thinking 2011 is ‘recent’ Hmm

Can you move manhole to right beside the fence and not have a full width extension?

We could but then we wouldn't have the room at the back and it'd be all the money and chaos for something we don't really want.

Just stumbled on this post as I have a similar problem with a garage built over a sewer pipe and I need to convert the garage into living accomodation.
in my case the main manhole cover is just outside the garage but there is another smaller one just inside the garage where the downstairs toilet outlet meets the main sewer pipe.
i had to get insurance cover in case I developed over the sewer pipes and they ever needed to break up the ground afterwards. It is a long running insurance policy, but you only pay a once off fee.

We ended up moving house 6 months later. Building costs were at the point where they were going up and up too.I miss the social side of our old house, but I love the space we have. And we ended up detached, which we wouldn't have had if we'd stayed, so it worked out for us.

Not so much for our local Starbucks, which actually built the building before realising they had our problem. Should have used our architect.
