Should I knock though wc and bathroom, or keep separate?

Recently moved into a 1970s doer-upper and, tbh, am not sure whether I want to stay. Maybe I'll like it when it's "done" - who knows? As things stand, there seems like a real possibility that I might sell up as soon as the renovation is finished and hopefully make a bit of a profit.

Anyway, first big job is to sort the hideous bathroom. Got the typical old-fashioned layout of separate wc in room with no basin, then room next door with bath and washbasin. I had originally thought to knock into one large bathroom with bathtub, separate shower, washbasin and wc. But now I'm wondering if keeping two rooms might be bettert after all? The rooms are actually slightly larger than the average bathroom of this period, meaning I could manage to fit a basin in the wc, and put an additional toilet in the main bathroom if I went for a shower bath instead of separate walk-in shower and bathtub. Judging by my neighbours, if I were to sell in the next five years or so, it would most likely to be to a young family. I much prefer the idea of a separate bathtub and shower, but wondering whether an additional wc would be more attractive to a family with young children? So what would be better - larger, more luxurious bathroom or smaller, still nice, bathroom with combined bath and shower, but with a spare loo next door?

I think knock through to have one good sized bathroom, and also prioritise fitting in a toilet downstairs.

I think I would keep the toilet separate with hand basin. then in the main bathroom have a separate shower and bath (no toilet )

I would knock through and have one big bathroom with bath and shower. I adore having a walk in shower, and wouldn't want to have to climb in over the side of the bath.

If there is room for you to add another loo under the stairs, I'd do that. It seems a waste to have two loos upstairs, none downstairs and no shower.

Definitely option 2...
We have done both with previous houses... The sink added to toilet and toilet added to bathroom worked very well in house that had space for...

Another possible option not knowing your exact layout... We had a toilet one side of stairs (no sink) next to outside wall and bathroom without toilet on other side.

We added toilet to bathroom.

We closed off corridor at top of stairs (that just went to toilet door) and put a shower there.. Then added a small sink cupboard and put a thin door through from bedroom... So the toilet room became a small en-suite off main bedroom (shower, sink & toilet)

I'd definitely think a toilet that wasn't in the bathroom would be a huge 'plus' in a house.
I mean, downstairs would be ideal, but separate and upstairs is still FAR better than having the only toilet in the house in the bathroom. Awful to have to wait for someone to finish their bath to be able to go to the toilet.

If it’s a choice between a shower or an extra toilet next door I would choose the shower.

A second loo is handy downstairs when the kids are little. But is not the be all.

We had this dilemma & so asked a couple of local Estate Agents.

Keep it separate, which with a teen in the house hogging the bathroom. We are very glad we did

Ok, lots to think about. Starting to wonder if a bathroom with walk in shower, bath and basin plus a separate toilet and basin next door might be the way to go? Hadn't thought of that before. I mean, does a toilet actually need to be in the bathroom as long as if you have a basin in there to wash your hands? Or would people find it a bit off-putting. The basin in with the toilet could be a full-sized one, not just a tiny handwashing one.

If you have the space then do as you suggest. We can't fit a separate shower in our bathroom and the space is further compromised by a sloping ceiling. If you can get one in without knocking toilet and bathroom together then go for it.

Personally I think your widest appeal and usefulness would be 2 loos.

The bath over shower or shower only is a separate issue. Not having a loo in the bathroom is just annoying, especially when on your period.

If it’s the kind of house that sells to families put in shower over bath.

We added a toilet downstairs and knocked upstairs into one.
We have 2 young kids and couldn’t fit in the bath side at once to get washed in the morning before school. We didn’t have room for a separate shower though so had to go for one over the bath.

Ah, this post reminds me of growing up in a busy house with one bathroom. You'd be having a lavish bath and within 5 mins someone would be asking if you were going to be long in there.

I hate over-the-bath showers so ideally I’d try to budget/plan for a WC downstairs, in addition to the knocked-through large bathroom with WC, bath and shower. If that’s not doable then separate rooms with a little basin in the WC room, sacrificing the separate shower. 2 WCs are better than 1 wherever they are when you have children (or just more people) in the house! Mind you your house sounds awesome to me with 2 small kids and one barely useable bathroom at the top of the house Grin

The current bathroom is far from "awesome" - "grim" is how I would describe it! Original suite from 1970, painted a hideous shade of lime green everywhere - including the ceiling - mouldy ceiling due to no extractor, tiles starting to fall off the walls (shudder to think what state the walls are underneath!) The one good thing is that both the bathroom and wc are a bit bigger than is typical of this period.

I would do what I could up get another loo, especially if you're staying in the house for a while - trying to manage with one for a family would be a nightmare!

I would 100% go for option 2. Family members have a bathroom with shower cubicle, bath and sink, then a separate loo with washbasin, and I hate it! Find it so awkward when I’m staying there.

We have teenagers - we had one loo in our last place, and one of the (many) reasons we had to move was to get a second as queues in the morning were horrendous. We now have a place with three (!) loos and it's marvelous! Grin

This ^ sounds like an excellent plan, unless it can be configured as a separate shower room also - even better - though I realise this might not be feasible.

I think your second option sounds most sensible.

Most families would really value two toilets and would, I think, prioritise a second loo over a separate shower cubicle.

My friends (family of 4) used to only have one loo and when I visited there was definite loo congestion in the morning especially if one of the children had taken a book in!

I grew up in a house with 3 loos (as did the parents of this family) and we all joked about how you take the small things for granted! They have subsequently done an extension and now have 3 loos. Not been to stay yet (bloody covid).

I’m about to knock my bathroom and toilet into one, so that I can fit a separate shower in as the over bath shower is a faff, so for me, option 2 would be a no no. That said, I’ve managed it for 20 years, and it works fine with kids, just chucking them in is a lot easier than in a shower cubicle, and that second toilet is a necessity for a family.
