We have had some windows replaced in our block (we are due in a few weeks) and I am very surprised to see how some of these open!
The main issue are the kitchen ones - the hinge is at the top so the window opens from the bottom. The only way to open these as far as they will go is to climb up into the countertop and stand in the sink!
There are 2 'release' buttons about 2/3 of the way up in either side, so you have to go on tippy toes to press these and the window drops slightly and then opens out a little more - so about 50 degrees (?).
It is impossible to clean the outsides of these windows. The only access - potentially - would be to get onto step ladders and hang out of the top of the window (when you press the button the top drops slightly) - which (even if I was skinny enough) would be utter madness.
There is just no eternal access (we have 7 floors and these windows are on all floors).
When the project was being put together I mentioned - several times - that we needed windows that we could access to clean - this just isn't the case. Even the builders were a bit shocked at the window format (they were doing some cosmetic work inside) .
I realise there are laws about safety (ie falling out and exit in case of fire) but surely access to clean is covered? The management company don't tale responsibility for cleaning (and are very unlikely to do this - it took almost 10 years to get the windows agreed!)
Does anyone know if we have any recourse at all to go back to the supplier and ask them to replace these panes/hinges on the basis that we cant clean them? The management company is not very good...
