Extension in good location or big house is worse location?

Hi mamas. I need some help making a decision on a house.
We’ve seen two we like, one is a pretty 30s house which is tiny but has a big garden and we could build a kitchen extension to make it the right size, plus the benefit of making it exactly how we want it. We’d have to do the extension ASAP as it’s too small for us as it is. The location is great, right near one of our favourite parks and a quick bus journey into town.
The other house is big, plenty of room already, but the location is far from town. It’s nice and it’s likely we could do an extension on top of the dining room - but at a later date. But it’s a 40 minute journey into town. The garden is a bit crap and sloped but there is a big flat green patch in front of the house for the children to play on.
Which house would you choose? First world problems, obvs 😅

I live in Brighton- we have teens and i think are going to have to do the move out as house is too small.

That said in time of pre-corona, when kids were wee being able to walk/scoot to park, town, seafront, festival etc was ace.

God i miss street parties and festivals!

Your Council Tax band does not increase in respect of rooms you add while you live there.

Definitely house 1. Location is everything. Plus would you really want the kids playing in the front? I love that our back garden is safe and I can send the kids (age 8 & 5) out to play on their own so I can get jobs done. It would be a pain if they had to play in the front because I’d have to watch them so wouldn’t get as much done.
