We're looking to make an offer on a 1930s semi. To the side of the house is a bit of garden about the width of a garage, and the fence boundary is against a street (so the house is on the corner of two streets, iyswim).

Are there any particular rules for extending up to a street boundary? We'd like to extend down the side of the house almost to the fence, single story extension to add another reception room and some more to the kitchen out the back.

Have you looked up your local planning rules?

Our local area has a planning portal and then a document called Supplemental Planning Document (SPD 4) which sets outs the general guidelines for different plots (just going through this ourselves at the moment - also 30s semi but not a corner plot).

If you have anything similar, it doesn't look too hopeful, I would maybe look to see if a planning application have ever been made (and refused) or give the local planning department a call for advice before you make the offer. Its says this for corner properties

^Each case must be considered individually, however a proposal is more likely to be acceptable if:

  • There is plenty of space between the property and the back of the pavement on the road and the extension only takes up a small proportion of this space, which in most cases will not be more than 50% of the garden
  • The proposal is in keeping with the building line and does not appear over dominant in the street scene
  • There is sufficient space left between the extended property and the back of the pavement to maintain the character of the surrounding area
  • If the extension is set back from the front corner of the house
  • If the extension is single storey rather than two storey
  • The design of the proposal helps to minimize the visual impact on the street scene^

As well as satisfying the above criteria, generally, a minimum separation distance of 2m must be maintained between the edge of any single storey extension and the site boundary.
