We've seen a bungalow we really like in another area we are looking - but estate agent has just denied us a viewing because we are out of the area. Been looking for ages and its really annoying as it suits our needs perfectly. We have been registered with various agents in the area for a while - but bungalows are in short supply so dont up very often.

Why did they deny you a viewing? There is no rule that should bar you from viewing.

Put a note through the door of the bungalow explaining whats happened and asking them to ring you if they're interested.

Do you mean that you originally contacted the agent saying you were looking to buy in area A, but this property is in area B (so they don’t think your serious)?
I’d call the agent and point out why you like the property enough to consider a different area, maybe revise your initial “wish list” of property requirements.

Absolute rubbish, especially for a journey that can be easily done in one day. The advice for England says "Estate and letting agents and removals firms can continue to work. If you are looking to move, you can go to property viewings."

Op, we are looking at houses 600 miles away and the estate agents are actively urging us to view in person, despite us asking for video viewings. So, this estate agent is telling porkies.

My mum in law had this when selling her house. The agent was busy telling her no-one was interested, couldn't get the price she wanted etc and strongly suggested she sell to a builder looking for a 'project' who would overlook the 'massive issues' in her house.

After three months and increasing pressure from the agent she walked away and went to a different agent. Same price. Pictures about the same, not stunningly better or anything. 11 viewings in the first weekend and three offers and she ended up selling at £28k over the original asking price.

A few years later she found out the agent and the builders had a deal going whereby they picked off people they considered easily convinced/manipulated (often older, widowed women), bought houses below value, turned them round and made big profits for backhanders. It was only that they tried to do it with a woman who's son was also a builder and clocked what was going on that things were stopped.

Definitely something shonky going on, assuming the sellers aren't CEV and panicking or whatever.

I travelled 70 miles to view houses this month with no issues. The guidance does not put a limit on distance.

We are looking at houses 40+ miles away and have never been refused a viewing.

Tbh this happened to us. People wanted to view our bungalow who lived in Birmingham.
We got covid when I tried to rebook the viewing.
Was told its to far for them to travel by estate agent

EAs are not allowing viewings unless your own house is under offer or you are a FTB with an AIP.

Is it in the National Park or similar? Some areas have restrictions on who property can be sold to.
