How would you lay out my kitchen?

Hi all. We’re hoping to get our kitchen redone this year but struggling with layout. Our kitchen is a nice big space, but it’s a bit of an awkward layout (current layout shown in picture A).

To me, it makes sense to have the table near the doors to the garden, as it’s nice to sit with the doors open and eat etc. The problem is, the (quite new) boiler is next to the sink, and I don’t think we can afford to/be bothered to move it, so that makes things a bit tricky. To make things worse, the window on the right is low, and there is a radiator in front of it, so you couldn’t put cabinets across it as you’d cut the bottom bit of the window off. I think you could get away with a thin breakfast bar (pic B) but even that might look odd.

Pic C layout possibly makes the most sense, if I give up on having the table near the door, but I’m not sure what I’d use the extra space for at the end - maybe a bit storage cupboard?

The layout as it is at the minute feels really disjointed and not a good use of space. Any alternate ideas are totally appreciated, I’m just a bit stuck on how to make it work. We’d have a budget of about 20k.

To add, my plan with B was to have the washing machine, dryer etc at the end with the sink so it’s almost a bit of a utility area, but I’m wondering if having the sink down there would be a total pain. I guess the sink could be moved - it’s just the boiler that’s stuck there

I’d go with C, makes the most sense and would be nice to eat with a bit of a view. Also yes I’d go for storage in the blank space or your utility.

C is my first pic, with A in second place. B is awful and very disjointed. Could you put an island in between the sink and the cooker in A or B? It would be really useful for prep and storage.

I would go with C too, that's your best option I think or A as a second choice. I'm not keen on the Breakfast bar in B, I don't think that would work.

Brill thanks all. Unfortunately the window that the table looks out of just looks out onto a dingy wall, so it’s a shame that the table can’t be at the other end, by the doors, but I just can’t see how that would work unless I got the window moved up (and god knows how expensive that would be!)

I'd get a smaller window - wouldn't have thought it would too expensive and will get you want on terms of layout.

C is bloody awful, is everyone on the gin already? You’ll be eating hemmed in by cupboards and counters at your back, next to a window with no view.

Go lower-end on the kitchen (IKEA kitchens are lovely, it’s all about the fitting) and invest more of your £20k on changing the window (and even moving the boiler). Or build base units across the window; we did this in our kitchen as we couldn’t afford changing the window, and it looks fine. Then have the whole of that end with the doors for the table, so it feels generous and open – ie galley kitchen at the near-house end, opening onto the dining area.

I would spend £1( (most probably less) to alter the low window.
You could even make it a letter box window so units above and below it, you'll get some light but it sounds like you won't miss the view.
If possible, paint the dingy wall outside white to reflect more light Iin (you might have to ask neighbours for permission)

Thanks all, you’ve made me confident that moving the window is a realistic idea. The wall isn’t as bad as I make out, it’s painted and has some plants climbing on it, but it’s still very much a wall 😂

I like the table to be next to the window but I would have the cooker area nearest to the table instead of the sink

I'd move the sink, box in the boiler, and run the work surface in front of the window (unless you can raise it).
A friend is selling at the moment, and cropped pics from rightmove are, hopefully, attached showing her awkwardly low window overlooking a wall!

Just a few pictures copied from Pinterest with counters by a low window, would any of these work? You could move the radiator we have had a few moved recently and it wasn’t a really tricky job, although may depend on the flooring.

If you can have the table near the doors then possibly move the sink away? Nobody wants to sit and eat next to the sink.

Yes if we had the table by the doors we’d need to move the sink to near the window - which means we’d either need to cabinet across the window or raise it. Not sure we’d have enough cupboard space if we did a lovely seat or low cupboard like those pictures although they are lovely.

This is possible what I’m thinking about now, although possible with a very slight island coming off the end of where the sink is.
