Wimbledon Town Center Areas

We've been house-hunting in Wimbledon and have viewed some properties on the side streets south of the Broadway, as well as in the areas Worple Road and the mainline railway. Are these areas safe? How bad can traffic get during rush hours?

As safe as any other areas locally I would say. Generally a very nice area to live with good access to shops, station, Wimbledon Village and Common. I’m not as keen on South Wimbledon but that’s a bit of a further distance from those roads.
Yes the traffic can get a bit snarled up leading into the one way system and also with the various traffic lights on Worple Road at busy times but that’s just par for the course anywhere within London frankly.

Kingston Rd is always busy and clogged. I just looked south of Broadway- it used to be lower value but are now inching up to the £1m mark! I don't like South Wimbledon tube area - nice houses but not nice shops, nearer a number of council monstrosities too.
North of Broadway and either side of the hill are great but you are definitely heading north of £1m - on the busier streets a three bed is £1.25m and up., near the Village and it's £2m plus plus for a decent size house.
Worple Rd is constantly busy but the gardens can be big, and if set back you can mitigate the noise.
The roads around South Park are nice. Wimbledon Park is good and I like Southfields - the grid is popular and the 'triangle' as near some outstanding primaries. Nice selection of shops too.
Overall the area is safe - bustling with shoppers in normal times. The Village gets packed during Wimbledon weeks even though it's actually not as near to the tennis as Southfields but it's very pretty and has upmarket boutiques. Of course you have the Common and Wimbledon Park (more manicured with lake and playgrounds). The Village is quite far from the station though.
Primaries around Raynes Park are also outstanding, there's a Waitrose there too.
Beware Crossrail 2, which will be disruptive (if it ever gets going) in a few spots.

Watch for the area around Worple Road being a primary school admissions black hole.

There also used to be a school admission black hole south of Broadway, but I think the expansion of Dundonald primary’s APA has solved that.

Yes the area is very safe, but the traffic can get busy.

Agree that South Wimbledon isn’t as nice. But if you are within walking distance of South Wimbledon station, that’s straight into the City and with guaranteed seating - a much more pleasant journey (though a bit longer) than the train to Waterloo.

@Trickleg Hi there, we are considering the area around Worple Road but we are also concerned about catchment area. What happens if the child does not get into Dundonald or Wimbledon Chase? Do you know which schools those children usually go to? Not sure about the requirement to get into St Mary's Catholic if we are non-faith.

Which part of Worple Road would you be refering to?

I really want to know the teaching environment at Wimbledon Chase because as I heard, they have 3-4 pieces of homework to do everyday. I just wonder, is it less friendly than Dundonald? Can anyone please tell me the difference between these two schools? Thank you so much indeed.
