Is anyone putting house on market in hope to make stamp duty saving...

Just that really.

I'm wondering if the recent announcement will mean more houses come up, hardly anything is going up over 350 in our area but things below seem busy and I'm wondering if anyone is not putting house up in hope of messing the saving, if so when will the house go up?

Not me but some friends were umming and ahhing about whether to move and now that the stamp duty holiday extension has been announced they are booking valuations with estate agents. It seems to have given them the kick they needed!

I'm sure others will do similar. It's a massive saving, we saved £8K last October which we are now able to spend on home improvements.

I think you will see houses go up in next 2 weeks - it will be tight to get through if much of a chain though

It will probably bring fwd most of this year’s (and next year’s) sales, so I imagine there will be a lot more stock available.

Even if you got an offer accepted tomorrow it would be so tight to make the end of June deadline. Most house sales take months even the most uncomplicated one - and solicitors etc are so busy at the moment dealing with sales from the original stamp duty break.

It’s mainly to get the existing transactions through.

At our company meeting yesterday (conveyancers) the bosses were predicting more houses coming on the market soon but that was to do with people having time to think about it now the schools are going back and it being spring (traditionally always busy). There was no talk of another push to guarantee they all get done by the end of June.

I've just put mine up. If I get the full stamp duty then yay, it I get the part one from July-September then yay.
If I miss it but get my forever house then... yay.

Having just moved, it took 4.5 mths, to go through, small chain of 3, all purchasing cash from sale so no one required a mortgage.

As previous poster said, the extension is only really relevant for movers already in the process, based on my experience and others that I know who have moved, very rarely does the process take less than 3 months, so if you want to move don’t rely on the stamp duty savings.

It's not just the June deadline though, they have tiered the return of SDT so you don't pay SD on the first £250k so even if you finish before September you will still make a saving so some people might go on the market now with the view to complete before September to get a saving.
