Woodhatch, Reigate

Hello, I have read through some of the past threads on Reigate and have found them really useful, so I am coming to you for help!
I am currently living in Bromley but moving away for various reasons. I have been looking around Reigate and think it looks really nice.
I would really value your thoughts on Woodhatch as an area, obviously you get a lot more house for your money there, but there is always a reason for that!
It will just be me and my ds (8) and I don't know anyone there, so I am really looking for somewhere with a nice friendly community.
There are currently 2 houses in Woodhatch, do you think it would be better to get something much smaller in a better area or consider those two properties? My budget is around £475k.

Where would you be planning to send ds to school? It is ok in parts but not the mn typically naice part of Reigate.

Lots of ex council housing, and housing association properties in that area, which is presumably why it's cheaper than central Reigate. Friends who live there like it, feel it has a good community feel. Nice butcher!

They've generally been happy with Sandcross School. Presumably from there your child would get into Reigate School for secondary as it's close.

Woodhatch is going to be up and coming. Surrey Council is relocating to the old Canon building and the Priory School is going to move there when they’ve built a brand new school. Woodhatch will then be in its catchment whereas other parts of north Reigate might not be.

Don’t just think if the area as a whole but look at all of it..there is the estate (much of which is privately owned now) and also housing that was never council owned. There are some period properties and Woodhatch also joins to South Park which has some good 30s houses. It has a good parade of shops, is within walking distance of Reigate and is a good choice unless you want to walk to the station, which is a bit far away.

People are right that Earlswood which is south of Redhill and sort of adjacent to Woodhatch is also good and it doesn’t have the big estate if you’re not keen on that.

All these towns have more and less sought after parts. But Woodhatch already has Sandcross School and Dover’s Green which are very sought after and crucially will be in catchment for Reigate School which is also in Woodhatch and is usually the local school of choice for non-Church goers.

Definitely give it a look at look at both the estate and beyond .

£475k can get a decent 3 bed family home in Woodhatch or in Earlswood. Woodhatch/South Park also have some new builds and you might be able to get one of those or one of the ones built within the last 10 years.

Your budget would make it work as an area. I honestly think prices there will rise. It’s a bit more affordable now, plus this thing with the council and school moving to the Canon site are just going to make it more popular and feel more central. It is both a community in itself and very much part of Reigate.

I guess they would both be considered to be on the estate?
Schools wise, there seems to be quite a few good options of junior school and Reigate School for senior (although I might consider dusting off my faith for St Bede's Halo )
I was thinking of renting for a while, but it is scary to step off the housing ladder because you just don't know what will happen when you try and get back on!!

They at the better end of the area but a fair walk from any primary schools. Most moving to Reigate go for period properties given the choice.

Given Op’s budget and need for a family home, she probably won’t be looking at a period home in other parts of Reigate. Those houses on Rightmove or are presumably roughly 50s built. Clearly they are all occupied by people living in them. Parts of Reigate have also seen new builds too and there are lots of 30s houses in Woodhatch/SouthPark.

Lots of peopled o move to Reigate from parts if south London when they have kids and sell their flats or small houses and have big budgets for period family homes in Reigate. But people are also moving to Reigate from other areas too and they don’t all have big budgets and buy in the spots they can afford and give them the homes they need. They are also moving more locally from within Reigate or other nearby towns such as Redhill or Caterham or Horley.

I thought both those houses looked decent size houses and the second in particular looked as if had been done up fairly recently and could work well for a family. I’m not so familiar with their exact locations, so you’d have to come and drive round and walk round the area to get a feel of them. They could be a really good option - both looked like they had good space.

For that budget, you could get a smaller house in a non-estate location. It’s just personal choice isn’t it...estates can vary, and although they might not so naice as some areas, often have good community feels and are almost all privately owned now anyway. You’d have to come and do the research. You will get bigger size and as people have said you’d have access to good primary and secondary schools from there.

If you wanted a period property (many people aren’t interested in them but prefer modern) you’d get a terrace or semi in Earlswood for your budget. That is near its own station too, if you need that. On the Watercolor or Park 25 new build estates built about 15 years ago near Redhill, you’d get a 3 bed house for that budget with en-suite etc. Those were built as private housing.

It’s personal preference and budget at the end of the day. Lots moving to Reigate will spend more and won’t want to live on an estate. But clearly lots do perfectly happily and the houses on them can be roomy and suit families and importantly be in budget as not everyone is looking at paying £700k+ for a Victorian semi closer to the middle of town.

Hope you work out if they are for you and the area suits you Op.

I will definitely need to compromise on something, just need to work out what feels like a comfortable one to make. It feels very daunting, and may be more so as it is just me so I feel under pressure to make the best decision for my son and if I get it wrong, it is all on me!

With Earlswood just be careful of senior school catchment areas. It has a great community feel as a place, good first and middle school but a lot of the area is in the catchment for Warwick for senior which has had a very poor Ofsted as opposed to Reigate school which is desired. Of course children go to Warwick and do well but overall it isn’t a desired school.

As others have said the houses you’ve shared are estate and you will need to get a feel for if you like that. Both are close to Earlswood Lakes which is a lovely space for walks and picnics with a great cafe (outdoor seating only). Over the road is Felland Copse which is nice for a walk and there are allotments. They are thinking of building a crematorium along there which some locally aren’t happy about. Woodhatch itself has a useful parade of shops including a post office and two Co-Ops(!) butcher baker hardware store. Reigate is very close especially the lovely park. It is up Cockshot Hill - would you be prepared to walk (perfectly possible if fit) or cycle (the hill is a busy road so you’d need to be confident) or will you always drive. If the latter you have to factor in the cost and hassle of finding parking in central Reigate.

On your budget I would also consider Meadvale area if you like period and proximity to a station isn’t top of your list. Something like this:

Hi @sarahspeaking I did drive round and for now have decided it is not for me. It is so difficult because the "not so nice" areas near me, because they are so familiar, don't look so bad, but when you drive around a place you don't know and without any context, you end up just assuming things, rightly or wrongly!!

I have felt a bit overwhelmed by it all and have decided to rent where I live for another 6 months or so and then take stock again.
