Survey on flat I'm selling this morning

It's only a studio, but cash buyer is having a survey done.

It's been booked for weeks, just all of a sudden I'm panicking like mad!

What do they check for?! Am scared they'll find something random and my buyer will try to renegotiate (he's already had money off 😳)

Plus the sellers of the house I'm buying have not sent their contract to my solicitor, when I spoke to the EA they informed me they're looking for somewhere to buy - they were originally going to move in with family! Gargh 😳😳😳😳😳

And breathe! Sorry - just need to get it out of my head 😂😂😂

Hi, when we sold our house, the buyers also had a full survey. This, however, was a 350 year old farmhouse so quite understandable. The visit took a day and the surveyor inspected the roof, loft spaces, windows, checked for damp, looked at the floor boards, the drains and the general condition of the property and fixed appliances. He took lots of photos and did a big write up afterwards. Hopefully, yours will be much less intrusive if the property is small. Selling houses is stressful. Particularly when people within the chain change the goal posts. Wishing you lots of luck that it goes smoothly x

We had one recently on a fairly modern property. Not really a big problem. There will inevitably be things that come up but not necessarily major things. Try not to worry till you’ve seen the report then you can get tradespersons to take a look and offer opinions and get quotes if need be.

For a flat I think many things are out of your hands as Freeholder responsibility- though that depends on the type of flat (e.g. in a block) and lease. So the report on the lease may be equally important.

Hope it all goes well.

As for the other delays- the whole system can just be so slow and frustrating- but there is so little you can do about it.

He didn't seem to concerned by anything (Although not sure he'd tell me if he did find anything major!)

That's that hurdle over anyway!

Now onto the next one! Blimey there has to be an easier way 😂😂😂

I never bother with a survey on a flat unless its a small conversion of a period property. I'm selling my 160 year old detached house to a cash buyer and I'm sure the surveyor will find something, but it would be almost weird if he/she didn't!

But late to help you now, but my buyer had a home buyers survey done on my place. We were meant to be out but he cane at the wrong times. He jumped up and down on the floor, flushed the loo, opened ever window and checked the gas meter. I was also worried but having seen this particular surveyor work, I really don't think there's is anything to worry about. It has also persuaded me that I will be getting a full survey on my purchase and will never waste money on a home buyers!
