New build - how much money have you negotiated off?

We’ve seen one we do like but we both think it’s vastly overpriced (yes I’m aware new builds are).

I’m just wondering what the maximum Mumsnetters have managed to negotiate off the list price of a new build?

This one is £560,000 but to be honest I don’t think it’s worth over £500,000 - and that’s taking the fact it’s a new build into account.

We paid the asking price and reserved it the day it was released but we really really wanted the house as it was the only one of that design being built and has a really good position.
No way would we have risked losing it by trying to negotiate on the price.
We did get discounts because we work for the NHS though. They were available on all houses.

Developers certainly won't be shocked if you try to negotiate. As to whether you'll succeed wholly/partly depends how much you want to buy it and how much they want to sell it and how many other potentially buyers there are! They're likely to try and steer you towards incentives rather than hard cash as a starting point.

4% reluctantly.

FIL is the master of this, he negotiated around 25% off one time!

I once got 10% off because they were past the point I could choose the bathroom and kitchen styles.
It will very much depend how long it's been for sale and what stage of the build is it. If it's the final phase, you have the most chance. For earlier phases, they won't mind waiting as they need to stay on site for later phases.

With a new build it really depends what type of development it is and what phase they're in. If it's a large development with houses still to sell then developers tend to be very reluctant to negotiate on price as it impacts the rest of the development so instead you can negotiate on upgrades, flooring, stamp duty, removals etc. If it's towards the end or a smaller scale development there may be more room to try.

We got nothing off the asking price, but the properties were selling within days of being released even though they weren't due to be ready for over a year. However when it came to the options meeting we got lots of extras included for free. Maybe consider what is included, and whether instead of getting a discount you could perhaps get extras for free instead

15% last year for my Mum. That was a medium size development.
On a single or small scale development it’s up to you. Depends how many have sold, if it’s slow go low.

We've recently made an offer on a new build, they would not be swayed on full asking price however we did manage to get some incentives (turf to front & back, flooring throughout & ST paid) which helped.

We brought 2 years ago and didn’t get any money off the asking price but like pp we had incentives added.

We had stamp duty paid for, flooring throughout, turf.
