Small property commutable to London 475kish

Researching on behalf of a good friend who's not on here (she thinks she wont get any relevant info because shes not a mum - I'm trying to persuade her this a really useful site!!)

They're getting really despondent about how few properties there are on the market and are considering widening their search area, but say it's difficult to get an idea of what places are like when everything is closed.

What they need
Ideally a 2 bed house, but would consider a g/f flat with own garden
Space or potential for space for her DH to wfh (garage/home office/shed that could be converted)
Ideally less than a mile from a tube/train and journey time less than 1 hr to South Kensington.

Could be suburban or possibly a village but with at least a food shop, pub etc, stuff going on.
Not too rural as she sometimes works shifts and would need to walk from a train/tube at night.

Budget is around 450k, could possibly stretch to 475-500 for something that needed no work

They have friends/family in bucks, herts, ealing, harrow and kingston.
Preferred areas started as Harrow, Pinner, Northwood, Rickmansworth, Roe Green Village, but also considered Ewell, Kingston and Epsom. The south London ones are obviously a quicker commute but much more expensive (she is on barely above min wage)

I suggested Bushey or Oxhey but I dont think they are keen on that area.
Their EA suggested Harrow Weald and Wealdstone which they are also not keen on (they know that area quite well)

Any suggestions of potential places to look, or experience of living in any of the places mentioned.

This is exactly my spec, & I am moving to West Ruislip (touch wood) in a few weeks

I started looking in Harrow (W Harrow is nice but their budget is not enough), switched to W Ruislip as saw 1 house I liked which I am buying. I saw several other 2 beds with working space (extension, garden office, etc) in the 450 range.

There + Ickenham (which they might prefer as on Piccadilly Line) are somewhere to think about. I had never heard of this area before I started looking...

... and got the idea from threads on this board (so tell your friend Grin)

She could try Hampton (TW12) or Lower Sunbury for that money. Hampton would probably be better as it's zone 6.

Postives are that it's a lovely community, a few shops and pubs, Hampton Hill has Bushy Park plenty of cafes.

Downside is that transport isn't amazing but there are trains via Richmond in the morning and evening if she wants to go to South Kensington on the tube.

Slightly further out is Sunbury which is also a lovely villagey suburb, her money would go further housing wise here but her commute would be more expensive as it's just outside zone 6 so it would be a balance.

This has just got me started on Rightmove and Teddington might also be an option. Teddington is really lovely and has better train connections than Hampton or Sunbury and more restaurants/bars. You wouldn't get a house but definitely a garden flat

South Croydon? Trains to Victoria (16 - 20 mins) from South Croydon, Sanderstead or Purley Oaks stations. Lots of restaurants etc around too.

Thanks for the suggestions. Good to have info about unknown areas, that's the bit they're struggling with - trying to gauge what an area is like to live in when "normal life" is kind of paused and nothing is open.
They dont need to be near any schools.

Penge. Direct train to Victoria then a short tube / bus to south Ken.

Just had a quick look and there are flats and houses in budget.

Option in zone4/5 south London including 3 beds but they won't be in nice areas. Fares get astronomical if much further though. South London has excellent trains but need to change at Victoria for the tube so my commute was always around an hour

I was about to say Bromley way. Anywhere in the train line to Victoria. Penge East, Kent House, Beckenham, Shortlands, Bromley South. Great schools and lots of parks.

Wealdstone is awful - I did jury service there & it felt unsafe even during the day. Harrow Weald is better, as it borders Stanmore & Hatch End, which are both lovely - it also has a Waitrose!! Basically, the further north from Wealdstone, the better!
