Could someone please dechiper this boundary plan

I'm probably being really stupid.

On the attached plan of our house, it shows a hedge. Elsewhere on the boundary line there are the little Ts to denote ownership of the boundary, which are fences. But there is no T on the hedge itself, even though there is a bold line to show the hedge is inside the boundary.

Do we own the hedge or not? I say we don't, because the hedge was there before the house was built. DH says we own it as it's within the line and the hedge would have been planted when the planning permission was given (years and years ago).

No one currently lives in the house the other side of the hedge so we can't have a conversation.

Hope that makes sense. Also hope the picture shows up. Smile

Hedge is within the boundary, so yes it would be yours.

It would be the same as a tree, although the tree may have been there before the house, if it's within the boundary it's your responsibility.

Seems strange as the other house is much older and been there years, as has the hedge. I will now go and tell DH he is correct. Blush

That looks like the ownership boundary goes through the middle of a garage - that can't be right can it?

Its drawn inside the boundary line so yes. Although it may have spread out over time.

@PaulaSmith1 it does look odd. It is a set of 4 garages; 2 are ours and 2 belong to someone else.

I assume that it the plan from the Land Registry attached to your deeds?
It looks more like a plan from a planning application.

We have two documents. One from the land registry which is very basic. And then this one which I’ve rooted out of the huge pile of paperwork from when we moved. So yes it doesn’t look like the one that goes with the title plan. But the outline is the same.

Does the LAnd Registry plan show details of boundary responsibility etc, because that is the one which has legal standing?

So unless there is anything in the written part of the Deeds, legally you don't appear to have responsibility for any of the boundaries to your property. The first plan you attached doesn't appear to be a legal document?

OK if it is part of the Deeds then I assume it must be 'legal'! So, yes the boundary responsibility would be applicable as shown in that drawing. Surprised the written part doesn't refer to it though.
